Greetings, Green Home fans, from the Kitchen and Bath Industry show in Chicago. Talk about green! Eco-friendly products are everywhere, from Energy Star appliances to anti-microbial quartz counters. One of my personal favorites is this dual-flush mechanism that can be installed on any toilet in minutes, and can result in an instant 50% water savings in every flush.
During my breaks from touring the show room floor, I've been reading your comments on the blog. Here are the answers to some of your most recent questions.
Q: Can I tour the Green Home?
A: You bet! Here are the basics:
Public tours of the HGTV Green Home -- which is located in the Tradition Hilton Head community of Hardeeville, S.C., just outside of Hilton Head -- run March 24-May 18.
Directions: Available at the Tradition Hilton Head website, www.traditionhh.com.
Fee: $20/person - The fee goes to the United Way of the Lowcountry
Tours: Mon.-Fri. 9-5, Sat. 10-5 and Sun. 12-5
Tickets may be purchased at the HGTV Green Preview Center, located next door to the Welcome Center at Tradition Hilton Head. The Green Preview Center highlights the eco-friendly features of the home and community.

Q: I’d like to power my house with solar panels like the ones on the Green Home. How much do they cost? Where can I find the panels?
A: There are a variety of solar panels on the market. The best thing to do is find a green designer, architect or contractor in your area and let them help you determine the right solar solution for your home. The Green Building Professional Services page on Good to Be Green is a great place to start. You can also contact the US Green Building Council for LEED-certified pros in your area.
Q: Are there alligators in the lagoons?
A: Yes. The American Alligator is found throughout the Southeast, including the coastal swamps of the Carolinas. According to the Savannah National Wildlife Refuge the American Alligator is a threatened species.
Tradition Hilton Head's landscape designer Richard Loudin said in this post on the
Dr. Ricky Langely’s study of alligator attacks shows that there have been only 9 documented alligator bites (see Table 1) in the state of South Carolina since 1948.

Q: What’s the room behind the door in the cubby?
A: That room’s primary function is to house the HVAC equipment, but it was also designed as extra storage space. You can see it on the floor plan as the large gray area to the left of the guest bedroom, bath and bunk room. While we didn’t include it on the tour or slideshow, you can see the door to the space on the 360 tour of the cubby.

Our home is as green as it can be, with the exception of solar power; every bulb in our home, including the porch lights are flourescent, Energy Star appliances throughout, even our water is recycled (and pumped in from the creek in back of our home). We have planted 18 trees, from weeping cherries to evergreens. The only thing we are missing is solar power which we would love to install... any suggestions on how to get started? Winning this Green Home Kwalters will feel like being at a: Bed & Breakfast Resort. I can just smell the egg's & bacon frying up from the fire pit area as the sun begins to rise on the front porch.

SOUTHERN LADY: Why in the world would you want a fire place in South Carolina? Here in the North we have snow 5 months of the year and we treasure them and I'm sure there are many that are energy saving. The GREEN HOME is so gorgeous and has a FIRE PIT. We really appreciate the questions addressed. Nine attacks since 1948 are pretty good odds that it won't happen. As I stated in another blog, all the time my father was alive and living in Florida, I had heard very little of alligator attacks, however I was not aware that the American Alligator was an endangered species. Thanks for that piece of advice, and what can one do to help? It is so sad to see so many of our wildlife endangered. I know from my dad living in Florida, the Florida Panther and the Manatee are both endangered. I think it absolutely fantastic that the fee from the tour is going to the United Way of the lowcountry. From what I have seen and read (a passion of mine), the lowcountry is like a world of its own. It is so very fragile and beautiful. When my son was in the USMC at Camp LeJuene, N.C., and when I did have to opportunity to visit, he would take me to the lowcountry along the N.C. shore. Just absolutely beautiful. I like to call it Gods hand. The sunrises, the ocean, the plants, marine and wildlife are all so amazing. I could and should have been a marine biologist, it is something I have always been fascinated with. This will be such a wonderful opportunity to someone, and hopefully they will live GREEN to the fullest, take care with pride at what they have been blessed with, and possibly in turn, learn to help others with the same. What a wonderful dream to have.

As much as I love HGTV, I find it totally ironic that you have Bayer as a sponsor. During or after an episode which explains how bees and bats are helpful to the gardener, you show a Bayer commercial touting the benefits of products which kill grubs, plants and ULTIMATELY - bees. Perhaps you are unaware of the impact that these pesticides are having on the bee population of the US. Not only Bayer, but other firms are promoting pesticides that have become toxins for bees and bats. The phenomena of "total hive collapse" is now happening more and more often. I am no expert, but you can simply read the transcript from 60 Minutes (CBS). This phenomena affects farmers, gardeners, anyone interested in crops or flower pollination, indeed - anyone who eats!
I implore you--- this irony is not lost on your viewers. We all speak about Eco-friendly homes and environments. Please screen your sponsors more carefully.
We all want to consider HGTV a friend of the earth.

I drove past the Green Home location yesterday on my way home from the beach, and I felt "giddy" just knowing that something like this is happening so close to where I live. If I didn't have three teenagers with me at the time, who were sunburned and grouchy, I would have spent the whole day admiring the eco-friendly ideas in this home. This is so great! Thanks HGTV for giving average people like me the opportunity to win something of this caliber.

Hi, I love your green home and what a dream it would be to win and live in such a beautiful place. Can you tell me where the side board in the dining area came from? I love it and can't find anything like it. I'm also interested in finding out about what you used on the roof. We would like to learn about using solar panels on our roof, but don't know much about it.

Good morning again Green Home and HGTV. It is a cold rainy morning here in Michigan, with a chance of snow mixed with rain this afternoon. Typical Michigan weather - it's April 13th, and we are expecting snow!!!! I do not remember it this cold as a child this late in the year, but the older I get the less tolerable of the cold I am. There's a reason for it, but you won't get a sad story from me. As I said in a earlier blog, I am blessed to be able to see, walk, talk, hear, feel, smell. People really need to be thankful for what they have rather than be angry for what they don't have. Yes, I would love to win this home, and if it is meant to be it will be. OK, I'm back. I just looked out the window and it is SNOWING!!! It snows here from November to May. What's that 6 mths of winter. AAAARRRGGGHHHH!!! I dream of the Green Home, the area, walking to the gym, planting my tropical plants outdoors, sleeping in that gorgeous bed, and taking a bubble bath in that clawfoot tub.

The home is beautiful. I followed the HGTV Dream Home and that too was amazing,however the Green Home is more my style. Laid back, cozy, comfortable and inviting. The location choice for the building of the home was EXCELLENT!

So excited each day to check out your website. Especially all about the Green Home in South Carolina. It is beautiful. I hope our future has more of these homes in our country. My family and I are doing our best with keeping our home updated with energy star appliances, and bulbs in our home. Wish I could have a windmill in our backyard to help too. Some day we will. May not be here in our New Jersey home, but really want a solar powered home.

Hello fishing was great! My daughter got the limit,me only 4. I have a water saver potty,but I think as soon as the dual flush is available I'll purchase one,if it's a snap to install I could do it. Hey Kelley you have a very interesting job lucky you?

Beautiful Home - I would not change a thing.... I wonder about the financial aspect of owing a home like that....is it even possible to afford it? After spending 13 years with kids in college, two weddings and another someday (we have three girls)it would kill me to win and have to sell it because I would not be able to afford to live in it!!!!!!!!!!! How many of the past winners actually were able to keep the home and afford it? One can dream, though!

speaking of property taxes, anyone know how much hurricane insureance is in that area? Just curious. (and I would guess 300k in income taxes in addition to property taxes.)

LISA BARNARD: So glad to see you back on the blog. Pay no attention to Anon. I am so sorry for your loss. You can commune with your Mom's spirit anywhere, and the GREEN HOME would be a perfect, peaceful place to do so.
If any of you are lucky enought to tour the GH, maybe you could answer a few questions, like the size of the beds in the master and guest rooms. kwalters is doing a great job keeping us informed, but she can't answer every little question. To Northern Lady: In the south we have cool even reallly chilly weather in the evning and I am a great beleiver in the cozyness of a fireplace, sorry for any northern ladies that cozy doesn't appeal to. Anyway I still don't know the answer to my question hope someone will be able to anwser this from HGTV.
Fireplaces are not only cozy but very romatic on a cold evning. I love the fire pit will have to light it and watch on a chilly evning from indoors. Thanks HGTV for giving us all a chance to win.

Actually I just viewed Carter's making of the outdoor table for the Green Home. He is so talented. I watch hgtv as often as I can. I am a widow with 3 children and an art teacher. I love the idea of a green home and makes me want to redo my whole house. What a concept! Why wasn't this done a long time ago. With one child still at home, my dream is to move and create a new life. I get so excited when I enter the sweepstakes in hopes that I could be the one picked. I'm looking for something new in my life and this Green Home is ideal. As an artist, I love all of the ideas that I can get from hgtv. Way to go!! I won't give up on this dream!

Walking around the yard, checking all the plants, and then taking a walk to town, getting the paper, perhaps some fruits or baked goods, walking back and sitting on the screened porch with my coffee, reading the paper and watching the day come to life.

My husband retired several years ago and I'll retire next year from working in the federal prison system. What a wonderful peacful place to retire to. This would be a much deserved break from 20 plus years that we each served behind the walls. We love the area with all the golfing possibilities. I might even take it up living here. Great job guys.

As a golfing family this home is in a beautiful setting. As a nurse I have tried many different ways to be eco-friendly and healthy for our community and this home is just a dream. Great Job HGTV!

Myhusband and I visited the Green Home this past saturday. It is even better in person than on the show. Perfect floor plan,flows very well. The beds are qween in master and guest. The only negative was that the tour guides never shut up !
We could barely carry on any discussion between ourselves(hubby and me) couse the ladies seemed to feel they needed to entertain us. We wanted to look and study, but this was difficult. We made several trips thru the house, to try and look at what was important to us. It was not crowed at all, we were there on the second weekend, and it was rainy. This posed another problem for the tour guides, the tour plan is to take you out one side porch onto the lawn, and then thru the garage, there is no vering off the plan allowed. SThis did not bother us, but a family with 3 small children behind us was not allowed to take another route( the other side porch and avoid the back yard) because they are not allowed to open the doors. You cannot go out outo the screened porch for the same reason.
I have toured the 4 Southern living houses built in the Coastal area over the past years, and have never seen such a controlled tour environment, or overly chatty tour ladies before.
But, beyond that and the 20 dollar a person contribution required, it was great.

Oops! The powder room toilet is visible from the front porch (zoom in and look through the right sidelight). A major faux pas by the architect, the power room doorway should have been placed in the hallway across from the master bedroom closet. Or alternatively, the fixtures in the powder room could have been rearranged and the powder room door hinged on the other side, so that an open door blocks the view of the toilet.

I PRAY THAT I MAY WIN THIS HOOUSE. I AM DISABLED AND LIVE IN A 30 YEAR OLD MOBILE HOME THAT IS FALLING APART.I HAVE FALLEN THROUGH THE KITCHEN FLOOR THREE TIMES AND HAVE SCAPS OF WOOD TO WLAK ON.IT BEING SUCH A FLAT AREA WILL DO WONDERS. Well I know ya'll get tired of the same people writing but I'm so excited about this Green Home, I can hardly contain myself, I've been tryiing to figure a way to pay the taxes and came up allowing this house to be shown for tourist for the 1st year and take the money and pay IRS and then as the Hilton Head Community allows me to show this home on a regular basis like weekends until the taxes and so forth can be paid. Thought this mightbe a good idea for anyone who wins unless they can bank roll this house without the help. Great going HGTV its a great idea that has came to fruition and lets us all know there is ways to still live and save our green. Thank you so much for this opportunity/

Good morning HGTV and everyone. Just imagined waking up and walking out to the screened porch while my coffee is brewing, (by the way, save the used coffee grounds, good for the soil). I watch the weather reports for the S.C. coast everyday. I have always loved the southeast coast. Anywhere from the Gulf of Mexico to VA. That is the best place in this country. Retiring from a major airline, I have had over 22 years of travel, and there is no place I would rather be than somewhere along the southeast coast near the ocean. In my opinion there is nothing more beautiful. I am at such peace there. What a wonderful place to retire to. And if anyone gets the oppotunity or chance, view the video from the HGTV website on Tradition Hilton Head,and Tradition Port St. Lucie, FL. Absolutely breathtaking. Good luck everyone. Oh, I can't stay away. I told myself I wasn't going to do this, so please don't take it as a sad story. My husband is ready to retire, and needs to. He is an electrician, and his work is extremely hard. His back and knees are really starting to bother him. This is not a complaint. We are very thankful for what we have. Healthy children and grandchildren. I believe the warmer weather would be so much better for him. He is such are hard worker, and needs to enjoy life a little. He has always wanted to learn to golf, but Michigan doesn't allow much of it year round. When the warm weather does finally get here, he's working in the yard. Ok, I'm dreaming like everyone else. Winning this home would be the answer to mine and my family's prayers. We are actually homeless, we are currently staying with my parents, which is a blessing too, but it is definitely not home, and I am reminded of that daily. I am a single mom of 2 girls, I work and come home. I have no friends to speak of, so my prospects are pretty limited. I am told to seek a husband, but with my past experiences, "Love" only exists between mother and child. I hope that the winner is someone who is truly deserving of the home, and will do it justice.

I wonder if the people touring the house have to wipe their feet or take off their shoes before entering. I am just imagining hundreds (maybe thousands) of people tracking dirt and mud into the house all over the beautiful Shaw flooring, and letting their little kids touch everything with their germy hands!! Hahaha. =)
I feel a little sorry for all the people who seem so hopeful to win this home. I bet it will crush them when they don't win.
My biggest problem with the house is that there is no room to put a computer desk anywhere!!! What the heck?!
Also curious as to how a little remodeling (for instance, the addition of another room to make space for a home office or extra bedroom) would effect the LEED rating. I know the house is carefully planned, so I'm guessing that disrupting the current drywall/insulation would void the rating. Anyone know for sure?

I love the Green Home! The only question I have about it is "Where is the closet for the Master Bedroom?" I did not see it anywhere and they also did not mention one on the TV tour of the home.

I notices in some of the comments regarding how winners where picked by income - I read all the instructions and nothing was stated by income, however, responsiblities, of winners, see below, I do believe if you contact your bank, anyone would give you a mortgage for the taxes, insurances, etc probably approximately $20K -

What do you think about the NWA-Delta merger? Obviously you two are not golfers, because Michigan is a great state for golf, with many amazing courses, including the one in Grand Blanc that hosts the Buick Open. Dreaming, I can picture myself putting around my own private green (and maybe setting up obstacles so my grand-kids could play putt-putt too). deb, there are many reasons all of us would love to win and live in this wonderful Green Home. I love this house! The decorating is divine! The attention to detail is amazing. I have two little boys and I am always looking for great ways to decorate for them and I think the bunk room in this house did a great job of making it a little boys room but without looking to commercial - it is perfect for a vacation home. I also love the dog theme in the bathroom, my son is very interested in getting his own puppy (even though we have two dogs) and I think I may use this theme in our house. Great job once again HGTV - this is truly a DREAM Home!!!

MARSHA APRIL 15TH...where do you get the 20k for the total amount due for taxes, insurance, etc??? are you kidding me? my husband is a tax accountant. you have to pay a "gift" tax on the total prize, which is $850,000. therefore, taxes would be closer to $300,000. a far cry from 20k. i'm sure hgtv will work with the winner, but i doubt most people that enter this contest could even afford a $300,000 mortgage, especially with the tanking economy. do your research people, before you go and get other people's hopes up!

Just thought how wonderful it is to sit outside
in my wicker chair and drink an ice tea while
I am looking at the beautiful view from my dream
home. I just got threw baking a sour cream poundcake in my dream home kitchen. Just dreaming, but it is so much fun, and I love to dream about the things I would do in this dream home if God willing I win. It sure would be nice to be away from Las Vegas and all the traffic, and be where there are "smiling faces and beautiful places" in South Carolina.

Good Morning HGTV and Green Home bloggers. I woke up early. 4:35am, could not go back to sleep,thinking about the Green Home. In answer to Katydid's question to me, I do not work for either of those airlines, I am medically retired, but we did go through a merger like that when we bought TWA. It will work out. Ours did, and we had the same issues at the beginning that are being discussed between the other two. Yes, I did have the opportunity to travel, but when I did have a vacation I spent it in Florida with my father, knowing someday he would not be here for me to visit, so I didn't travel much out of the U.S. I am far too young to be retired, however due to a triple cervical fusion, I have no choice. As far as golf, my husband has always wanted to learn, just never the time due to work,etc. I, of course, (now due to my fusion), could probably only do the putt-putt around the back yard. But hey, I'm thankful for that. I agree, we should all be thankful for HGTV, and all be thankful for what we have. Wishing a good, happy, healthy day to all.

Everyone has to have a dream and a goal to look forward to. Thanks HGTV for ALL the information you have provided in this entire project. It has been somewhat of an education for me, perhaps not for some, and alot for others, depending on how much you knew about GREEN living before. About the only thing that I didn't know was about the big tank put in ground for the water. THAT impressed me. I knew of the barrels that catch it from the downspouts, but did not know they made tanks to go inground. Love it! At 55, I am ready willing and able to get out of this cold.

I noticed someone wrote something about "A pity party will not increase anyones odd's of winning"
I amsure those of us who have fallen on hard times, could answer that in this way. May you never have to choose between making your house payment (or rent) and buying groceries for your children or having to sell your own plasma to put diapers on your baby. Karma happens, and may you never be put in that situation. If any of us wanted a pity party,there are penty of taverns or the church across the street from one. Snobbish behavior, and comments are very unbecoming. May the Good Lord smile on one of us this time, and give this Green Home to someone less fortunate. In the meantime, all who enter are bettering their chances of winning. The Green Home just like the Dream Homes, is beautiful. I just toured the home again. I'll tell you, the thought that went into the outside of this home, is just as powerful as the thought that went into the inside. Amazing!! I love the fact that the north and south verandas and the screened porch are all accessible via the living room. And that porches that go around the home are gorgeous. Oh, would I love to live here.

I love every single thing in this magnificant green home.My husband and i are early retires and have five grandchildren.
This house would be a home for the whole family.
They would have a beautiful place to vacation whenever they wanted to come.
My husband and i have always want to move to the Caroliners and Hilton Head is georgeous. Plus my husband loves golfing fishing. We love the water sunsets nature just all of it. It would be dream come true if we were to win.
I have really been trying more to learn about going green. My daughter just had a baby and even she is using cloth diapers.
When you think about all of the things that are poluting our planet..
I am signing up for the win almost everyday and hoping and praying that i will be the winner.

Crown Molding?
Anyone know what was used for the crown molding?
I've tried to zoom in but I just cant see it in detail or find any details in the write-up. I live in a very similar style home and would love to copy the molding. It looks simple, maybe 1x4's on the wall and 1x2's on the ceiling? Any one familiar with this style? Would it need to be mitred?
Appreciate any help anyone can offer on this.

It is 1 pm in the here in Lynnwood, Wa (near Seattle). Can't believe it is actually snowing and sticking! Good thing I can "dream" about being in the Tradition Hilton Head area. The only part of the south I've ever visited is Fort Lauderdale, Fl. fyi This is the latest it has ever snowed here. Broke that record today.

Well, continued to dream about being in that nice warmer place last night. Found out we had about 4" of snow here in Lynnwood. Some places in Puget Sound had about 10! Very unusual for this area. Hopefully, will be living some place (the Green Home?) warmer next spring. lol

I love the design of your Green home. I am thinking of building a home here in Rhode Island and would love to have a set of plans for your green home. I am trying to build a affordable home which must be no more than 200k including foundation/septic and well. It's a big challenge (realized) but I would also like it to be eco-friendly and incorporate passive solar. Is there a website or a place I can go online that you might recommend to get started?
Of course I as well as millions of other would love to win your beautiful green home.. for now I will be a little more realistic and be able to win just the home plans! and then see if it fits within my home budget..

I love the Green Home. The backyard near the water particularly appeals to me. I guess you'd have to watch out for those gators. I live in South Georgia so we're familiar with the gators. We used to live in an apartment complex and a creek ran behind it. My son was a little guy then. He told me he wanted to show me something. He took me to the creek and showed me a gator that was in the creek. He threw a rock at it and the thing hissed and started running. We ran so fast we didn't stop til we got back to the house. I was shocked that he had went to the creek and even more shocked that he threw that rock. I had to chastise him severly, but I also had to laugh. I am mortified, but still laugh at that time. He is 22 now. We have experience with the gators here.lol.

Yes, here I am again. And no, I don't know Southern Lady, but I will say this "Thank you so much Southern Lady, I am rooting for you also, that was very sweet of you, I mean this from my heart, and I love the name". I was born in W.V., raised in Michigan, and it is a feeling that you cannot explain to anyone, being in the south makes me feel as though I am home. Even though I was raised here, I don't feel at home here, guess ya gotta be from the south to understand. Typical family, after WWII, mom and dad moved up here for the auto factories, mom was visiting family, hence I was born in the south. I have a keychain that says "American by birth, Southern by the Grace of God". As Ms. Mandrell sang about once, "I was country when country wasn't cool". I know in my heart where I belong. I am very confident in that. I was raised with good values, and good virtues and I thank my parents for that. I am quite sure Southern Lady, you know what I mean. Good luck to you also.

I just showed my husband the tour of the house and property. We noticed some thoughts about the high taxes we would have to pay, like over $300 thousand..How on earth can that be done on a retiree's income? We own a home in Fla.,but even if we could sell it, we would be far short of that kind of money.
How is HTGV going to work with the winner on this? And Yes, what about the hurricane insurance? What about that amount?

After reading all the entries, I agree the house is wonderful but my main concern is the question of sales tax, property taxes and insurances and does HGTV have professionals in place to assist the winner with the information they need to take ownership. I feel that this information should be detailed in the terms of any contest, not just state that the winner is responsible, allowing those that can rightfully afford to win it be the ones that enter. I hate to see so many, including myself, be hopeful of winning and find out they may have to walk away from a great home in a great location.

To Dori and VickieK you are right about the taxes being in the range of $300,000 to the IRS. THAT is the reason that nearly every winner had chosen to sell the home they won. HGTV is not responsible to pay the IRS your taxes on the 1099 you will receive.
Even if you win and sell the house you should come out ahead as you will walk away with about $500,000.
So even though very few can actually keep the house, it would still be great to win. I understand that it is fun to dream and I would love to win this beautiful house, but for those who are homeless or in financial dire straits, it is very unrealistic to think that they can live there. They should however, be thrilled to win, sell, and take the money to provide an affordable home for their family. It is always a win/win situation.

Okay, don’t laugh but I checked with my bank on the taxes, about 296K and you could mortgage the house (with 400k equity) a 30 year mortgage would be 1,800 a month plus the HOA, insurance, and property tax. Of course, if you own a home with equity you could sell it and use that to help pay down the gift tax. (I rent so no help there for me). I don't know if its true but a friend told me that there has only ever been 1 person to win one of these homes and be able to keep it (however the taxes on the last dream home were over 1 million for comparison) Good luck everyone – and remember – where there is a will and God’s grace, there is a way!

I am in the construction trades and I am very interested in the specifc materials you used for the incredible amount of millwork on this home. We use considerable millwork on our homes, both interior and exterior and wonder where it comes into play with the green movement.

I'm so infatuated with this wonderful home and the possibility of winning it that I keep coming back to find out more. One thing I just noticed is that it seems you have to go from the garage to the outside to get into the house from your car? I live in MO and almost all houses have an entrance from the garage directly to the house. Is this feature something common to this area? Of course in MO we also have basements in most all houses and I know that's an area difference for sure. I love the shoe cabinet near the front door what a clever idea! It would be wonderful to tour the Green Home. Those fortunate to live close enough to tour it, have nothing but great things to say about it. Without actually touring it, I, like Southern Lady, am feeling it. What a beautiful place. But not just the home, the grounds, but the entire community. Everyone really needs to check out the town and what is planned. There is a Traditon Port St Lucie, Fl., and one of the links on these pages will take you to a live cam of it. BEAUTIFUL. Hello to all the bloggers yes its me again Southern Lady just wanted to say good luck to all as I'm sure the most deserving will win and I'm sure theres got to be a way to get finacial assistance in order to pay the taxes. I would think it would be very hard to win suck an amazing home as this green home is and not be able to live in it. Thanks HGTV for at least giving us a chance of a lifetime. Boy just hard to get past the negative comments on tax info. but you know you can do what you need to when its neccessary to have a chance to win this beautiful home. You can beat this opportunity we are getting. I would say don't worry until you have too. Just enjoy the moment and don't count yourself out just because of taxes I'm a great beleiver in where there is a will there is a way you can't just sit on it. I felt kind of offended by one the comments made about that if she or another blogger didn't win, it wouldn't be for lack of trying. There are many of us who enter to win everyday, and just because we don't blog constantly doesn't mean that we don't want to win just as badly as they do. To Anonymous from April 22 – The total prize is 850 K, the home is worth 700K, I do not believe that you can mortgage the car or the furniture however you would still have to pay taxes on them (file the 1099 for the total 850K). So you could mortgage the house (which is worth 700K) for the 300K in taxes you would owe and have equity (own) 400K of the house. Does that make more senses? (300 +400 would equal the total value of the house 700.

This is an incredible home, truly a dream come true!!!! Not much of a blogger, but a big reader, and I cannot help comment on some of the things I have read here. In talking about the taxes, I do not see this as a negative, I see it as reality. It does not stop anyone from dreaming. I read people talking about how much they love Hilton Head but if they read the web site they would know this house is not at Hilton Head, it is inland in the low country. Still, an incredible house, no matter the location. I read blogs with people's sob stories and yes, they are all sad, but this is a random drawing. I am a cancer survivor myself, and spent a year going through chemo/radiation hell and recovery, but that is not gong to increase my chance of winning. If I was so blessed to win this house, I too, would figure out a way to keep it, but the reality is that most people are not in a position to do so. For those down on their luck, struggling through hard times folks, this is still a dream come true because when they win the house, they can sell it, pay off the IRS and should still have about half a million dollars to go buy whatever they need, a house, a car, and still have money to fund investment accounts for their children,'s college educations. No matter who wins, there is no down side, it will be an incredibly awesome blessing, even if their reality is such that they must sell.

WOW, glad I missed a few days of reading the blog. Negative, no...I personally feel that all contests for houses should build houses that the majority could afford to live in. Seems a shame to have to sell even though you could build two very nice houses in any area you choose with the profits. Just think of the garage sale you could have and that's encouraging people to reuse and recycle. So many people could own a piece of the Green Home's furnishings! Cheer up - one of us will win it and sell it and build another one! Enjoy the dream.

kim, april 22...thanks for responding! however, i still don't understand (i'm an artist, so when it comes to financial stuff, my brain shuts down. so bear with me!). the thing i'm unclear about is...you're not being given $750k to put down $450 towards the house. wouldn't you just take out a loan totally separate from the house all together to pay off the taxes? wouldn't you have $750k in equity from the house already because it's paid for (not including the taxes, fees, etc.)? one would walk away with $450k if they chose to sell the house and use proceeds to pay the taxes, etc. is that what you mean by $450k in equity? thanks!

Dear Anon, I would love to be so talented that I could make a living as an artist. Yes, you are correct, you win the house, it is free, worth about $700,000 (car and furnishings about 135k) Total value of (I believe) $835,000. Winning such a large prize puts you into a 35% tax bracket so come April 15 of 2009, you will owe the IRS approx. $250 to 300 thousand dollars (don't have a calculator to figure exactly). Most people do not have that much cash lying around to pay it all in one lump sum. Therefore, they take out a mortgage for the amount they will owe in taxes (also the state of S. Carolina and your home state). That is what the majority of people would need to do when they won the house. So, you could finance more than that if you wanted, assuming your income is high enough to qualify for the payments and your credit is good. You then own about $300,000 on a home valued at $700,000 leaving you with 400k equity, plus the furnishings, and the vehicle. The IRS taxes are the main reason most people do not keep their free house, instead they sell, pay off the taxes and keep the very tidy sum that is left. All in all, a great deal no matter what you do!!!

Hello to all the die hard bloggers on this site. This is very interesting to me, I have never blogged until I found these HGTV web sites this year. SO, I have some questions for you other bloggers. 1. Dana, what is the deal with the alligator in the kitchen, are you referring to Ms. Dee who won the house in the keys, did she find an alligator in her kitchen of the 2008 dream home? 2. For the other bloggers, IF and WHEN one of you wins, will you relocate to live in this house? Assuming you can afford the IRS tax bill, will you leave your home state, family, friends, careers, kids, grandchildren, to move to South Carolina? Will you find a new job or will you retire. 3. Has anyone heard if the Dee's are keeping or selling their Fla. house? Also, to anonymous, also wanted to say that you asked about just taking out a loan not attached to the house to pay the taxes...as a general rule, you need to be quite well off to get a signature loan for that much money. It is much cheaper to get a mortgage and the interest rate will be lower and it will amortize over a longer amount of time giving you a lower payment than a loan that is unsecured by real property. Dana: I read John 11:25, and I truly believe what it says. My ex and I have been divorced for sixteen years, after 28 years of marriage. But, I think that by the Lord's grace there was a lot healing between him and the kids in the past few months, which was really important. We serve a kind loving God, who lets us let go of all of the hurt from the past, and have hope in the future. Of course, our hope has to be in Him, and not in ourselves. God's blessings on everyone and good luck to all (if there is such a thing as good luck, lol) on winning the beautiful green home.

Only a few more days to enter to win the green home! Sure has been fun thinking about it and hoping and praying I win. My husband is the kind of person who can't hope for something because he feels disappointed if he doesn't win. However I can hope and dream and if I don't win then I just go on and it really doesn't bother me because the process was fun. But if I actually won the green home I can't imagine how I'd feel? I'm sure it would be wonderful though!

Dear HGTV,
It seems that the Green Home was custom-made for my husband and me! He LOVES to golf and I LOVE hardwood floors with white trim and vibrant wall colors! I was disabled by a stroke in 2001 and would enjoy getting around the neighborhoood in my eco-friendly electric scooter! Wew plan on winning the beautiful home! Thanks for the opportunity!

There is so much everyone can do on a daily basis to help out. Small changes that would not change your life but for the better. The knowledge, information and tools needed to learn about this are all out there. This is the way to live, and so very, very important for our future generations.

One of the things about the show is sneaking up on the winners to surprise them? Is it really a surprise or do they know its coming? I am just wondering what happens if the winner is not home? then what happens..... do you have to be present to win?
And the winners have to pay taxes on the home as well to actually be able to take advantage of winning the home. Any idea how much the winner will have to pay before they actually own the home and how long they have to come up with the money? Also, what happens if they can't come up with the money on short notice?
considering the economy I think these are good questions for some of us.....in the meantime..... I'll keep dreaming.

robbie,I don't know for sure but I have a theory about how they surprise you. When the winner of the 2008 dream home was chosen they contacted her friend to arrange for her to be home. I think that's why they ask you to invite a friend to enter. Just a theory but I invited one just in case!

Barb, so sorry for your and your children's loss. My friends wrote a great book about dealing with grief after losing a loved one, in their case, their beautiful 6 year old daughter. The book is called from Mourning to Morning by Harry and Cheryl Salem, it's excellent. BIG question, and I will ask again since no one answered but I am curious...if one of the bloggers on this site is blessed and lucky enough to win and you can pay the $300,000 +- tax bill, WILL YOU MOVE? Would you leave your families, friends, relatives, careers, churches, and every thing that is your life as you know it to move to South Carolina? Just curious

I have an aggregate alligator, about 2 ft long, that belonged to my father, next to my roses. The roses were my dads, and I brought them back from Florida. They are the ones that the palm tree seeds were in. I did not intentionally try to grow the palm trees, and it was probably a year or so after my father passed that I noticed something growing out of the sand the roses had been in. Thought I would just watch it for a while, then realized, oh my gosh, its a palm tree!!! Thanks dad, he knew I loved palm trees. However, my alligator looks a little out of place here. Yes, I am very sentimental.
