The Green Home's Sustainable Site

Building a sustainable home starts with site selection. Proper site planning can impact a wide range of factors, like energy consumption, erosion, heat reduction and transportation. Sustainable site selection is one of the key factors considered by the US Green Building Council when awarding LEED certification.

The Green Home designers protected the home site's health and beauty by minimizing disturbance during building, adding erosion-reducing features and choosing native plants that are in balance with the local climate. Because the home is located in a planned community, near shops and services, residents can walk or bike to do everyday chores, reducing their dependence on cars.

Here are some more features of this sustainable site:

Siting the Home – The long axis of the home runs east to west, which means the south-facing windows can be used for passive solar collection and the south roof for active collection through solar panels.

Permeable Pavers – The permeable pavers on the driveway, sidewalk and patio allow rainwater to naturally seep into the ground rather than running into the storm water system.

Drought Resistant Landscape – Tradition engaged the landscape architecture firm of Pinckney and Associates to design a sustainable outdoor environment. Their design features native plants that are naturally drought tolerant and require less irrigation.

Birds and Bees – The landscape includes birdhouses and flowering plants that encourage birds and butterflies to visit the site.

Limited Turf – There are two manageably sized grassy areas, one in the front yard and one in the back. Limiting the turf around the house reduces the amount of time and money invested in maintenance and irrigation.

Shade Trees – Large canopy trees will cast shade on the patios and driveway to reduce heat build-up.

The house looks gorgeous. It's not to far from my sister who lives in North Carolina, near Maggie Valley with her Husband (who had a Stroke, and is in a wheelchair) We live in Northern Michigan which is cold & far away. We're all into Natural Landscapes for the Animals in both our areas. The Green House again is Gorgeous!

What kind of tree's were put in for shade? Was there anything planted in the spot to be used for a garden? Trying to plan out what I will plant when I win! :]

I don't know what else to say. It really is unbelievable. The thought and care that went into this home is something to be proud of. It would be an honor to win this home. Something that should keep on giving. The charm, grace and inspiration this home has will continue to give back to the community of 'Tradition' forever. HGTV,thanks for all the thought you put into this home! Here in S.C. the summers do get hot! You definitely need shade trees! I have quite a few in my back yard. I love how the landscape is drought freindly! We finished the end of 2007 with a rain deficit and we already have a rain deficit for this year! That's why I was so exited about all the effort that went into collecting the rain water for the landscape! I love that there's not alot of grass area to maintain, that definitely will save on water! It makes my 14 year old son happy too since he's the one that cuts the grass!

Bravo! Let's hope home builders follow suit and we see more homes from sustainable materials and configured in a way to reduce dependance on cars. This beautiful home can be a model for others to follow!

Good morning 'Green Home', HGTV, and fellow bloggers. I absolutely love the fact that you can walk or bike to everything. I am a morning person,(up at 5:30), so I can imagine, getting up, shower, watching the sunrise, walking to town to get the paper and whatever else, maybe breakfast, and all along the way, meeting and greeting friends and neighbors. The shade trees are wonderful, everyone remembers a hot day and finding shade under a tree. The solar panels on the south side, HGTV thought of it all. I have seen this type of paver before, always loved the way they look, but did not know they were permeable, or to be honest, what permeable meant. I learned something new. Drought resistant plants I am aware of from my father living in Florida. He should have been a farmer, (I always told him that) because he could grow anything, anywhere, and he did!! That's where I get my 'green' thumb. Not to mention, I absolutely LOVE tropical plants. That's why I have so many inside my house. Birds and bees?? I have planted 6 butterfly bushes, hydrangea, irises, and my chinese wisteria but it has yet to bloom. The first place I had ever seen a wisteria was in S.C., fell in love with it, always wanted one, but not having any luck here. The turf space is just enough. God I love this house. I love that there are gonna be trees for shade. This house just looks so peaceful. I bet it would be so relaxing so be sitting on the back porch and looking out to see the beautiful water and breath in the air. I love it!

I just toured the entire site again. It's perfect in every way. My husband is an electrician, and is real familiar with the photovoltaic aspect. He is big time into saving energy. He tours the site with me everyday when he gets home. He so needs to retire and this place would be perfect for us. I already am, but I think we would both have to find something to do. A planned community is a great idea! My husband and I live in the country; its 5 miles to the nearest town. To save on gas, costs, etc., we grow our own vegetables here (organically). Just another way to help the environment, be healthier, and cut costs. Good luck to all!

Thank you for allowing a lucky person the chance to win the Green Home. I have enjoyed "walking through" the home over and over. Catching a few details I may have missed the previous time. It's a warm, tranquil home and what a nice way to thank HGTV fans.

Have you ever considered offering a sweepstakes to decorate someone's home? I love my home and would love the chance to see the "wow factor" the way HGTV has made Dream Home's and Green Home's sparkle. If you do, consider Candice Olsen, she is a wonderful designer. She really is a super lady!

Hi, everyone. We are having spring storms here in Middle Tennessee. I can almost see the white tops of choppy little waves in Palmetto Bay and smell the salt in the air. You know, this house is so well thought out. I have to agree with Dana about the permeable stones and the 2 grassy areas. This is so much easier to keep up in the heat. And it DOES get hot there. SOOO good for "Uncle Author" who has lived with me since I was about 23. I just can't get him to leave!! Just 7 more days and we will know. My heart is truely aching. But I hope that who ever wins is very happy there. The area is wonderful and the entire community is the best planned community that I have ever seen. For the past 26 years I have worked as a Director of a Recycling Program in Fairfield County, Ohio. I will be retiring in several years and this would be my dream home. To get to live out my retirement years in an eco-friendly home. I have been educating everyone on green living and to be able to take it to the level of living in a green home would be a dream come true.

Good Morning Green Home, HGTV and fellow bloggers. Could you just imagine waking up in that beautiful bed, taking a shower in that gorgeous bathroom, and saying good morning to that fabulous home. Yes, I am dreaming. But a person has to have dreams. The fact that the town is right there, and one can contribute to the local economy, is to be admired. Personally, I would rather shop at mom and pop stores. I know people are struggling, especially the little guy, so I do my best to shop them when I can. I know there are times you can't, but if I have a choice of buying meat from the grocery store or the little meat market here in town, I shop the meat market. Love this home, love this blogging, and love HGTV, everything they do, everything they stand for, everything they are. There is so much garbage on tv, but you can ALWAYS turn to HGTV for good, clean, educational programs. Thanks again HGTV.

you posted early this morning, yes i will have the sweet tea waiting for you and you do the same, ok? i live in Louisiana, lived here in the south for 32yrs, and i'm 41, so if i win this pretty little cottage, i will gladly donate my home here to you, it is a double wide with a 16 by 20 addition built on to it, it's a pretty good size room, we bult it for my paralyzed brother to stay in, i care for him and have for almost 18yrs he fell out of a tree on labor day in 1990, broke his neck and severed his spinal cord, when our mother passed away in 2003 she left us her home, we would be glad to give it to you, so you can live in the south, but you got to worry about those hurricanes, we went through storm rita right after storm katrina, it wasn't pretty, down right miserable, should my name be picked in the random drawing, consider it yours, have a great weekend, Lisa in Louisiana...Live Love Laugh

This is such a livable house with a porch (how I love a porch) and wonderful nooks and crannies while offering an open plan. Everyone could be filled with joy in such a place, from children to grandparents. A not too big house beautifully situated perfectly and maintaining a small carbon footprint!

Ive looked at the tradition hilton head site and some of the builders are claiming they are going to have brand new homes at this developement in the range of 200,000 to 300,000. Why are there homes so much less compared to the green home?

Lisa, my desire to live in the south far outweighs my fear of the hurricanes. Not to mention the east coast gets them almost as much, if not more, than the gulf. When my son was in the Marines at Camp LeJeune,N.C., he went through a pretty good one. It tore up alot of the area around Topsail and Wilmington, N.C. What part of Louisiana? I lived in LaCombe for a little over 2 years in the early 70's, and lived through some of the storms. You are to be admired, and should be very proud of yourself. But it's probably something you didn't even think twice about. That's what love is. Have some red beans and rice for me, and some sweet tea. Take care and good luck

I live in Leesville, right next to Ft. Polk Louisiana, about a hour drive from Lake Charles where there is beautiful beaches,yes it is LOVE for my brother, no nursing home for him as long as i'm living, besides i also promised my mother i would always take care of her baby, he's the youngest of the bunch, and there is 6 of us, he is 39yrs old now, the accident happened 2 weeks after his 22nd brthday, he was taken down in the prime of his life, but to have to live the way he does now, he sure handles it well, you take care deb, and GOD BLESS YOU, good luck to you in the drawing, and when you said that if you didn't win, that it wouldn't be for a lack of trying you sure got that right ha, ha, take it easy girl, your blogging buddy Lisa... I've been taking the virtual tour (almost daily) and virtually fantisizing what it would be like to win this beautiful Dream Home! Hi Eddy - We've been researching the Tradition HH area. There are 4 different builders listed, and the homes range from small lots and square footage and larger homes and lots. The Magnolia area of Tradition has many patio homes offered. The green home sits on (believe I read) 1/4 acre, at waters edge, and very close to the town center. I'm sure that is the price difference.

Hi all, just touring all the pages again. I look at all of them every day. I could so see myself living in this home. Lisa, thanks for your kind words. I myself experienced something similar. My oldest sister was killed by a drunk driver when she was 19 yrs old, 2 days before my 16th birthday, 3 girls in my family, I am the middle, so we were pretty close. Took a while to get beyond that, since I was the last to see her alive, just about 2 hours before the accident. It's very hard to understand how someone can be here one second and then gone. I think that is part of what has helped me appreciate the things in life that really do matter, and to be thankful for what we do have. Your brother is a great example of that. You are a good person, alot of people would not have taken on such a task. You should be very proud of yourself, I'm sure mom is watching over you both. Take care and good luck to you also.

This is an opportunity of a lifetime! I have 4 young adult children. Younger 3 are doing great on their own now in Navy, College and career. My oldest son (disabled since birth) and I still lives with me.> I became ill in my early 40's with several severe auto-immune diseases after working in law enforcement and as an advocate for challenged children and adults.> Since losing my husband and then my father and my children moving away- I, my son and my elderly mother began a new household in a 38 year OLD 20x40 trailer. We're lucky to have a yard and the gardens we've created though, most of which we learned to do on HGTV! And we all take care of each other ;-) > One thing we have in common is severe chemical sensitivities that affect us differently according to our medical issues. Since having to move here to this toxic trailer due to our quickly depleating financial resources, the symptoms have worsened greatly.>
The Green Home is not "small" to us at all! It seems HUGE and it is our ULTIMATE DREAM!!! Life is short, but before I go I'd like to experience a little HEAVEN ON EARTH! For us, it would be EXACTLY that. I could actually see us all ~GETTING BETTER~ there with the irritant-free atmosphere. I can see my mother being able to finally retire and do something she enjoys.> I can see myself HEALING there, improving medically in my pain and functioning levels and hopefully being able to go BACK to work (at least part-time) Also having the priviledge of being physically able to create a vegetable garden again. (ORGANIC of course!) I managed a large one for 19 years and it fed my family of 8, as well a homeless shelter with the bounty. I'm already visualizing a GRAPE ARBOR sprawling the pergolla! No pesticides or other chemicals allowed ;-) >If the sun shines on me, I would be so grateful to God and HGTV that I would have to share it with everyone I know and meet. It would be living a fantasy that I've held in my heart and prayed for many years... No longer taking "normal" for granted after what we've endured, I would also use our "bounty" to bless others. If they do show up at our door- I hope they have people standing behind to catch us when we pass out from the shock and joy.> Until I am someday granted a blessing such as that, I will still always continue the joy of watching HGTV and the dreams inspired through all of their programming. Dear HGTV, I have seen your show on how the Green Home was designed, built, decorated and all over and over and every time I see the episode...I noticed something new that I had not seen before. It is so beautiful. I can see all my family and friends vacationing and making memories. HGTV you did an awesom job all around with this home. Good Luck to all!!!

Thanks HGTV for another lovely home to win. I couldn't believe it was in South Carolina, I love it there and so close to Savannah,Ga I want to visit there also. I love the Green Home we have been doing alot of eco friendly things to the home we have to make our value up on the home we have in Oklahoma. We have gotten plenty of rain this year so far and I would diffently take the idea of rain barrel to use. I would love to leave some place like SC in my near future. I never have lived any other state in my whole 44 years. I love the low country and I'm a historical buff to the things of the South. I love the old movies that pertain to that culture. We visited there February 2008. My husband is a truck driver owner operator and we took trip there while doing business and visited Charleston, loved it. Can't wait to see who wins!!

The house I live in now has some wetlands on the property. So I am 'very' aware how fragile alot of our environment is. I walked the property with a gentleman from DEQ, and he was absolutely facsincating, knowing the plants, trees, etc. This property was purchased with retirement in mind. That was 7 yrs ago. I did not realize I was going to be retired sooner than anticipated, and for medical reasons. But there is a reason for everything. I am not worried about the taxes, insurance, etc on the 'Green Home', as I have a plan. Where there's a will, there's a way. God bless you all and good luck everyone.

Well my daughter and I just got through doing the tour AGAIN!!lol!!!She loves the bunkroom and already calls it her room! She says she loves the cubby the best of all!Good job Jack!! We were excited to see the fabric totes in the cubby since she has those exact ones in her room now! There great for organizing toys and books!! We have sick children home today. Both my son and daughter have a stomach virus. My son 's been throwing up all day!!! I just know ya'll wanted to know that but since I think most of you are moms you know how it is. Hope your day has been better than mine!!

I love reading these pages. Yes, I have read them before, but I don't get bored reading about this house. This really is a fabulous home, and the HGTV staff, builders, decorators, landscapers and anyone else I may have unintentionally not mentinoed, should be really proud of themselves. Heck, they have to be. Good luck everyone, I am going to miss all of this.
