The wait is over, the floor plans are in, and I've got some information on the 2009 HGTV Dream Home from house planner Jack Thomasson. It's a three-bedroom, 3,600-square-foot classic farmhouse. Click here to see the floor plans and learn more about the design. And stay tuned for more information, I hope to have a rendering of the house available soon and some photos from the job site. And yes, there will be a two-car detached garage with side entry.
You'll be able to enter the 2009 HGTV Dream Home Giveaway for a chance to win the home in Sonoma, Calif., starting in January.
Special Update! Good news! I've just received a beautiful artist's rendering of the Sonoma home, and we'll premiere it this Friday.
Be the first to comment! Enter your comment in the form below.
Thanks for the posting. The floor plans look great!!!!! Did I miss the garage or is it detached? Can't wait to see more.

Woooooooo Hooooooooo..... Floor plans, great job.... We need pics now......
Posted by Hoof Hearted – June 6, 2008 10:18 AM
I love the floor plans. Even my daughter is ready to move in and has already picked out her bedroom (bedroom 2). The floor plan looks open and spacious and I love the french doors flanking the fireplace. The wrap-around porch and entrance to the study just adds to the excitement.

It looks great to me, But I think we're missing one key elememt the Wine Cellar, Did you guys forget the location, Love the idea of the Porch and being able to have your friends over, But what would be even more awesome than to be able to pull a bottle of wine out of your own wine cellar to go with those wonderful cheese and breads that we can enjoy while watching the sunsets. I'm already there!!!!!!!

FABULOUS!! The layout of this house definitely works for Me and my Husband. It has all the space we'd need to entertain visiting family and friends. Plus, the study and living room areas are perfect for work and a library. LOVE THE FLOOR PLAN.
Posted by P. Bradley – June 6, 2008 10:57 AM
Yippee!!! These floor plans are a relief. They're so much better than the last home. This is a place designed for living, not just vacationing. A family could be very comfy here. Love it and can't wait to see the setting and sketches of the outside. This is gonna be a great one!!!
Posted by Ynotme – June 6, 2008 11:44 AM
You design some of the best house plans I have every seen. but why do they build these house to give to people that already have a home? why not build smaller ones and give to people that need one. ?? thanks
Posted by jeannie – June 6, 2008 11:55 AM
OK, paydirt! 3,600 square feet in a 3 bedroom and study, 3 1/2 bath home translates into great room size any way you look at it. Impressive open entry, front and rear covered porches, and intriguing stepped-in dining area with a classic center-island kitchen. Love the family room's double set of french doors opening to the covered porch and backyard, plus the light, bright breakfast nook with lots of windows. The three bedrooms upstairs are spacious and ensuite---perfect for family or guests, and the master suite, wow---enormous walk-in closet, sitting area with lots of windows for the wine country views, and a master bath designed to ensure that "Sonoma Spa" experience. Even the laundry room is generously sized and conveniently located upstairs.
Looks exciting on the inside with a great layout. Now we really need to see the elevation views to whip us into a frenzy of architectural sensory bliss! Bring it on, FCOLE...I can't wait to see that sexy wine-country farmhouse exterior. I'm sure THIS farmhouse won't have any chickens, pigs, or ducks underfoot, just high-end finishes and classy decor to make this a fitting home for the DH09 Sonoma lifestyle. Well done HGTV.
Posted by DBCoop – June 6, 2008 1:36 PM
Love the Sonoma area! Very glad to see a dream home being built there. The veranda in the front of the house is a wonderful idea. How much land is the home going to sit on? I would also love to see where the garage is going to be, in relation to the house. Can hardly wait to see the pictures.
Posted by Lauri – June 6, 2008 2:11 PM
I love the floor plan, especially the fact that each bedroom has a separate bath, and the wrap around porch is a great touch. Love this home HGTV thanks
Posted by sagg99 – June 6, 2008 2:11 PM
A farm home, PERFECT!! I can't wait to see the artist rendering, but the style, size and layout are so wonderful I already know the exterior will be fantastic. Since it is a farmhouse, will there be a garden? We know there will have to be grapevines but maybe a small kitchen garden would be nice? This is going to be too much fun!
Posted by Snowapple – June 6, 2008 3:41 PM
I think we're assuming a detached garage, two cars, potentially even a guest suite above it? And...I should wait until we get an elevation view to see if it's even workable, but, FCOLE, could you get Jack to maybe sneak in a balcony off the master bedroom sitting area (w/french doors) since there's a covered porch below already?! It'd be nice to sit outside the master and survey the acres of vineyard and rolling hills in the distance.
Sorry you missed the house plan party, Marie. Hope the Sonora CA trip goes well. Beware of those great antique shops they have...I always end up with something else to carry home. And whatever you do, hope you find a computer soon so you can join the fun. I can just see you cooking up the perfect Coq au Vin in that new farmhouse kitchen. Is it time to start with the wine and cheese yet?
Posted by DBCoop – June 6, 2008 6:07 PM
fcole: Thanks for posting the floor plans as promised. The second floor is amazing: a marvelous Master Suite and two mini-suites. First floor: Love the porches! I envision a grand party of 20 people, drinking all that wine, but with only one powder room on the first floor, and no access to the private bathroom upstairs....? So keep your guest list to 8 or 10. Very interesting Dining Room shape. I love it, and what fun it would be to decorate. One question...the door off the Eating room, where does it go and did you miss putting steps? This is just my first reaction, and I'll have a lot of time to dream and learn until Jan. 1st. Thanks again HGTV.
Posted by Katydid – June 6, 2008 6:38 PM
Looks great and a great place to put it. Seperate baths for each bedroom is fantastic. Guest love the privacy. The porches look great and the french doors on each side of the fireplace should look great. We want it.

Dang! Thats going to be one farmhouse. Hey JACK are you coming out with a green Tee soon? Its so HOT here, but I will not complain. Ok if you are I'll purchase one or more. You do have an incredible job, and a keen eye for choosing the locations. How many miles have you traveled? Now get back to work get the crew and start building. It's time , YIPEE!(:~} Have a nice weekend, works cut out for you.

Well, I already have the husky, and my life long dream has always been to live in California. When I heard the next house was going to be here, I prayed that maybe my dreams are finally coming true. Since I currently do not own my own home, this would truly be heaven sent! Can't wait to see the pics.

The missing garage is conspicuous. And what wine country farm house does not have some kind of artsy room above the garage, or a lofty guest cottage above the garage. I'll bet we're in for a surprise. The outdoor cooking area is probably between the house and garage, with steps leading up to a cozy crafty guest area above the garage. My imagination is running away with me, need more house plan details quick. Soon, I'll be imagining champagne caves under the porch...... :)
Posted by Ynotme – June 7, 2008 12:32 AM
I dont think outside things were added onto that floorplan, they must have a grage.
Posted by Jenna – June 7, 2008 8:38 AM
I really like the layout! Nice! Can't wait to see the exterior drawings. Looks like a nice porch in the makings. You guys did a really nice job, the master bedroom and the kids rooms are nearby & on the same level! Wow! We don't have to worry about the kids in this house! Plus finally the laundry room is near the bedrooms. Thank Goodness! whoever wins this one won't have to lug the laundry, nor the bed clothes up and down the stairs. NICE JOB hgtv!
All the house needs now is an elevator or chair lift system to complete the package, design the house, stairs and porches, where handicapped access, can be easily added later, just in case the homeowner needs handicap access, Remember, you guys, don't know who wins and the winner could be handicapped. I personally think that all of hgtv's and diy's homes should have a package made available and ready to install, (as part of the winning package)in the event the winner is or needs handicapped accessibility. It would make winning it even a bigger blessing to them. Thanks for listening!

Wow I am in love with the floor plans!!! How awesome that the laundry is on the same floor as the brs! And all the rooms look spacious, and what a huge MBR closet!!!! Woohoooo!!!
Posted by Angie – June 7, 2008 6:18 PM
With my bad knees, I guess I'll have to ask to have an elevator put in to get me up to that great master suite! I love the layout of the whole house though! I bought a Wii Fit and have started to do the Yoga exercises and will continue on with the other exercises as I get in better shape.
Go HGTV! As that famous Tiger would say, "You're GRRRRRREAT!!!" I LOVE THE FLOOR PLANS AND I LOVE YOU!!!

yep! There is a detached garage, which is very common in this area.

Hey
The home is built almost a copy to my now home. I really look forward to viewing the interior decor and wall paint colors. This is a long way from the East side of the US, but we have relatives close there, so I am surely going to enter the sweepstakes.Til then, keep us informed. Dee

One quick question: What is the name of the jig-jag design (re: the Study and Dining Room)? I love it, but don't know what to call it. I'm shaking as I type this because our Metro Detroit area is being hit by major storms, maybe even tornados. Just hope our roof doesn't fly off or our power doesn't fail before 8:00. Keep safe everyone and blessings to the Green Home winner.

is there a basement!

Nice size home and good floor plan, but remember please, it should be of universal design! All types of people enter the contest and would love to win however what good is winning if you can't get into your own house, bedroom or bath? HGTV please listen to all the comments about the dream homes and make them accessible to everyone. Thanks!
Posted by Linda – June 8, 2008 8:20 PM
The floor plan looks great!!!! I love how you put the bedrooms on the same floor. Like a previous comment no more worrying about the kids or lugging laundry. I love the fact you added a study. I know in my dream home I would also have a place to workout. Just wondering about a basement and garage? I'm sure they will be just as amazing as the rest of the floor plan.

My dog BoBo and I walk by the house everyday...it's so exciting! Everyone in our neighborhood is so pleased that the 2009 Dream Home is practially in our backyard. What a treat to see the progress up-close, and boy do these guys work fast!!

This is so awesome, a farm house in a beautiful setting in my home state where I have not been able to return to visit in over 25 years, it's like a dream come true. When you revealed where the dream home was going to be it was a special day indeed. Now all I have to do is win it and my life will have come full circle. A dream home for a dream come true. Will the top floor have porches also, probably not according to the floor plans, wouldn't look much like a barn then I suppose but what a shame not to be able to take advantage of the beautiful veiws the second floor is sure to provide other then the windows. Well it's all very exciting and I can't wait to see more.

GOOD JOB on the floor plans. Who is the designer? But why is the laundry up stairs--why not a laundry sutte. Like they have or had on Tool Time house--ha-ha. that area could be used for a kids area ect-ect. I would be runing up and down the stairs to change fron one to the other dryer. with a home like that I would be in that big kitchen--and in joying that porch--love the study,my books would have a home,is there a dog house with this one?--Every one has a dog in calif.Dose a wine class come with this houses on how to grow a vineyard--Cynthia's HG VINEYARD. This looks like a home for liveing-well-laughing often and loveing much---my motto. have a great day* good job HG

Even without the dream location factor. fcole! did Jack choose his interior designer yet? We are soo lucky to enjoy and witness this transformation spring up from the blue prints... Oh man and the landscaping will be an experience in itself... Can we know who the architecture is? Just wonderful HGTV/Scripps... Thank you for sharing this with us. I'd love to see the dimensions of each room listed just to get a better idea of how I will divinde my 4 children into the two bedrooms (lol). One bedroom for the girls, and one for the boys, AND they each have their own bathroom, AND the laundry room is upstairs, AND mom and dad will have their own Master Suite retreat. Ah, already daydreaming....but need the sizes of each room just to make the visualization crystal clear! :-)

Last night I dreamed I'd won the DH09, but HGTV would only let me take possession if I agreed to host Jack Thomasson and Linda Woodrum in the two guest rooms during the autumn grape harvest and crush---PLUS I'd have to host at least one annual party for FCOLE and wife and fellow DH09 bloggers AND supply all the wines (Ledson wines preferred) and cheeses.
Do you think that could actually be part of the winner's contract?
FCOLE, DO YOU KNOW ANYTHING ABOUT THAT KIND OF A STIPULATION IN THE LEGAL DOCS?

Now that the Green Home has been awarded, I hope this blog heats up, and that a lot of the bloggers from the Green Home show up on this one. I just wanted HGTV to know that I just got a baby chihuahua, so they can scale the size of the dog house way down and put the extra money toward really high-end appliances. I love that the laundry room is upstairs and I hope that the kitchen is really set up for someone who loves to cook (2 ovens? I love the Wolff side by side double oven and range).
INGRID, maybe you could give us a view more details about the house on your "walk bys." Can you tell I'm excited? And there are months to wait before we can start entering...

Hey "Hoof Hearted", (interesting name by the way).......Thank you, thank you! I think you hit the nail on the head. Did you take a special trip to Sonoma or do you live in the area? Can hardly wait for more updated pictures.
I dream about the DH09 frequently, as I am sure others do too. What a great place to live, so close to everything, but, still in a small town. With gas prices as they are you can walk to the town square to do your shopping and have entertainment within a few blocks.
Good Luck to all on this one.

this home is a dream home..I have just one idea...a large percent of the population is aging, and with that brings the new era of caring for our elderly relatives....this lower study could be perfect for that cause....except there is no bathing facility....sounds silly, but many of them cannot go upstairs to bath, and hosing them off outside drives the neighbors insane....even a small facility would give much greater flexability....remember, the baby boomers are coming of age. P.S. this would also be great for those returning, adult children we read so much about...

Love the that the closets look bigger and there are front and back patios and a 2 car garage. BUT AS A WIFE AND MOTHER OF 3, HERE ARE SOME OTHER THINGS I WOULD LIKE TO SEE: . . .
- 4-5 bedrooms/craft/guest rooms instead of just 3 in the home.
- less trinkets in the home, someone with stuff is going to move in.
- Less weird colors, country bumpkin paintings, old stinky gym bins to hold fruit, mismatched chairs at the dinner table, small closets, and personalizing a space that is really not personal. (sorry)
- Love beautiful landscaping for cut flowers or a water feature and back yard for entertaining.
- Jacuzzi tub or round tub in the bathrooms.
- And a practical entryway with a closet for hanging coats, removing shoes, umbrellas, etc. . .
THankS.

I love the floor plans to this home, but, I also think that there should be some kind of access to the second floor for those who are disabled or elderly. Maybe, a chair lift or a small elevator (after all it is a dream home). I've never been to California, and my main worry is when it falls into the ocean, lol. But, perhaps that won't be for a long time. By the way, how far is it from the ocean? Have never seen the ocean and would love to before I die, which I hope isn't for some time. Love all of the porches, are they going to be screened in? Looks like this is going to be a great dream home.
Posted by bird lover – June 13, 2008 5:52 PM
I am very excited about the DH 2009, but I do have some questions that maybe you Californians or fcole can help me with. It's called a "classic farm house", but I've never seen a farm house with those art deco zig-zags. Is this familiar to any of you on the West Coast? I'm going to question the first floor plans. The entry looks huge. Those closets backing the dining room...what are they for? A pantry? Coat closet? Back porch...could it be screened in, or are there no mosquitoes or flies in that area?
A shower attached to that half bath would be wonderful. How to do it without ruining the zig-zag Study and long wrap-around porch??? Well, I've asked a lot of questions and will take it on the chin, if any of you answer. Pleasant dreams, everyone.
Posted by Katydid – June 13, 2008 6:28 PM
Speaking of the floor plan and it being a "farmhouse style", please tell me that there is going to be an atic? It can be an unfinished one at that or you can add it as another room. Please????
Posted by Ann – June 13, 2008 7:52 PM
I like the laundry upstairs, someone asked why it was located upstairs, who would want to haul laundry up and down those stairs? I hope you decide to build a outdoor kitchen between the kitchen side door and the garage. LK your pictures are great!!

FCOLE, Jack T and Linda W, are you making a list of all the special requests? Umm, folks, this is a "dream" home. The reality is, sorry to say, that the house would be sold, should you win, to pay the taxes. You can then use the significant sum of money left over to build whatever you'd like. Enjoy the DH09 as it is, for what it is---continue the dreaming (what's the point if you can't dream), but keep at least one foot on solid ground. I know this has been pointed out before, so it doesn't do any good to state the facts again, but I couldn't take it any more! Sorry, FCOLE.
Now, let's see, could you please add an airplane hanger and landing strip to the plans for those of us who like to spend some of their time with both feet off the ground and head in the clouds....

Hi...
Just a comment about making provisions for the installation of an elevator into this great floor plan (as mentioned in a post by Carrie Miracle ~ to make the home more user friendly for all).
Perhaps an elevator is already planned for this 2009 build. The possibility that the winner's mobility is, or could become compromised, is a valid concern. While not always a popular subject, and one sometimes actually avoided in "polite conversation", mobility disabilities in a growing segment of the population is a reality today. We all know of instances of younger individuals facing life altered by injuries. And, many of these individuals want nothing more than to move on with their lives in a productive way. And, with more people living well into their 80s, homes should be designed with access for all as the hallmark. The fact that many individuals face obstacles in mobility does not change their desire to be as active and involved as those without such issues. Therefore, in this two level(or three level dwelling if there is a basement, I sincerely hope that the smart, Innovative thinkers at HGTV are planning to include an elevator, or, at the very least, the “stack a closet” option in the 2009 dwelling.
Below is research information on this process for your consideration, F. Cole.
A builder can now ‘Stack a Closet” to allow for the installation of the elevator post build. Requirements: 1. Allow 8” for recessed elevator pit in slab. 2. Allow for proper overhead clearance (96” minimum) 3. Size closet to match standard elevator shaft requirements. 4. Install 2” x 12” blocking requirements in wall. 5. Offset doors 6. Install temporary flooring at each level and in it. 7. Install disconnects in designated area for equipment to include 1 – 220 VAC, 1 – 110 VAC and 1 – Phone Line.
I hope that you will find time to mention this post to those doing the redline on the blueprint drawings for consideration and inclusion in the final blueprints issued for this remarkable build.

At first look at the floor plans this looks good. I really like the porch that raps around the house. Also is there a detached garage? Good luck to everyone entering to win.

I love the design of this farm house, I grew up in a farm house many many years ago. Two things that I would like to say, the bathroom on the main level, could you add a stand up shower? And the second one is an elevator to get to the top to the bottom. I am disabled now and I would love to have a chance to live in this beautiful home but I would never get to have my master bedroom upstair cause of the steps. Thank you for reading this, and God Bless

This looks like an awsome home and I really love how each bedroom has it's own bathroom also having the luandry room on the same floor as all the bedrooms helps so then you don't have to carry it all the way from the basement all the way to where the bedrooms are. But, with this great floorplans there's also some questions that come up:
1.)Is there going to be a basement or a wine cellar?
2.)Will the garage have another bedroom as a second floor?
Then with all the questions you guys probablly have it all figuered out and I'm sure that it will be very awarding to the person/familly who wins this great home. So good luck to all other participantes that are hoping to win and I can't wait for the photos to come showing the HGTV Dream Home 2009.

I like the Medittarianian style homes with Columns. Lot of windows and an eat in kitchen with a formal dining room. Master bedroom downstairs with sitting area and huge bathroom with step down jacuzzi tub with over sized shower with seating area ...dark colors preferably. Family room with fireplace gas or electric...Living room with colums built and crown molding where appropriate...crystal chandeliers in the dining, masterbedroom, and small powder room. Office should have built in bookshelves and so should the hallway...Since Florida is retro, the stairs should be made of pewter with a semi frost glass instead of a banister......All floor should be dark maple hardwood with a rich fill....Family room should have pewter framed doors with clear glass to give the house a contemporary but classic feel. Upstairs should have dark A shaped high wood beam celiengs in the Master Bed....master bath double high glass bowl sinks that are seperate from each other with modern small lighting over each sink....Washer and dryer open front on base should be hidden on one of the outside door entrances with plenty of cabinets...Master bed should have a huge walking in with a cleaners style outfit selecter by pushing a button and a center isle in the middle carpeted.

I like the floor plan. The floor plan has three bathrooms with each bedroom, wow that's great.
Perfect for family and friends. Laundry room, wow and it's where it should be. I would have a large pantry for the kitchen, looks like there maybe a pantry. How much space does the pantry have? Elevator access for some family and friends. My son is presueing a Architectural
degree. Will finish his degree in two years.
I can't wait to show this plan to him. He is learning a lot about house plans and oing green.
The best materials to use for saving on energy cost. I find his classes very intereating.
Great Job Jack! I love to watch HGTV.

I dont understand how people who already live in beautiful homes always win these thing how about for a change someone who needs it wins it there are people all over strugling who need a mircle like this and they dont get anything but people who live in beautiful places and have beautiful homes already get to win these beautiful homes it realy isnt fair to poor people like me who live in a 2 bedroom apartment with 3 kids and a husband who works his ass off to live in a ghetto filled being trashed by gang bangers so my kids have to be trapped in this place all day everyday in fear if we go out side they mught be shot orsomething not to mention the broken beer and alcohol bottles and the used condoms at the"childrens" play area..so my point is this time can someone who needs the house get the house!?!?!?!?! and yes I already know this is on giant run on sentance but it is how I feel and if any one dont like it all well

If everyone is going green how about universal design? The house plans look nice but it needs a first floor bedroom and bath with roll in shower for those who cannot climb stairs! It is easier to make changes while the house is being built then after. A dream home can be made wheelchair friendly and still look beautiful. Please include everyone when deciding what changes to make to the plans!

Oh man, I absolutely loved the green home, and can't wait to see the new one...I want to know the rules too. I'll be 21 next year and will be able to enter, and I'd absolutely love to win a house for my mom, she's given me so much, I'd love to pay her back with a dream home from you geniuses at HGTV

What's the secret to winning the DH? Is it really entering everyday & completing the lengthy application & being force fed the marketing campaign from company partners? Spam email is not cool. Will mailing in postcard entries accomplish the same thing without the hassle of direct advertising? Costlier for sure, but perhaps sometimes time spent not having to complete the time-sucking entry form daily is more valuable?
Posted by Maui's mom – June 16, 2008 8:02 PM
Just like everyone else I can't wait to see more of the new dream home! I agree it would be good if they incorporated some planning for us baby boomers and those who are disabled. Seamless shower entrys would be great!! They look good too. A downstairs full bath would be good too. But we can always change it later if we win right? Or is there something in the winners agreement that says you can't change anything? Does anyone know?
Posted by Joan – June 16, 2008 8:59 PM
Someone was asking about a wine cellar. I'll bet there's some kind of wine storage built into the gourmet kitchen. Or maybe...... there's more to it than what we see on the plans.... could be they have a surprise in store for us... what do you think?

The floorplans are wonderful. I especially like that this Dream Home has an included study. When will Jack Thomasson and crew be breaking ground? I always enjoy watching the videos of HGTV's Dream Home becoming a reality. It's always been a particular dream of mine to live in Sonoma, hmmm.
Reading some of the other comments, I'd be interested to see if there is indeed something special included in the garage plans, and if not a wine cellar, perhaps a snazzy wine closet? I believe HGTV's sister network, DIY, had a series called "Build Your Own Wine Cellar" in which Gray Mosby builds a 5' x 6' wine cellar, not so very large, nor certainly too difficult for the Dream Home Team, I imagine...

Dear fcole:
WOW! WOW!! WOW!! The floor plans are great...I just arrived back home from a very HOT vacation in the foothills around Sonora & have to admit, I'm happy to be home by the ocean air!! The floor plans are exactly what I would have ordered for that area of Sonoma...in fact, I have an old child's book with an a Victorian/Country style home on the front that would depict the same type of plans. Thank you HGTV for giving us a childhood dream!!! I missed my computer while away & mostly missed all the bloggers..a special hello to DBCoop, Katydid & Anon!! And, of course, I missed you Franklin the most!! Marie Miller

Awesome! The best vacation I have ever taken was in Sonoma CA. I'm so excited to see the interior decorating which is always a dream with all of your dream homes. Most of all I'd love to see the outdoor landscaping. I can picture a white picket fence, lush green grass and beautiful flowers. Can't Wait!!!

They look great, and I really want to win, but the baths are all on the 2nd floor, and a fourth bedroom would accodidate peoples needs better. Still, I hope in 2009, I will be moving in!

Hey Coop: Well, the trip to Sonora went well considering it was well above 100 degrees every day!! I missed my computer more than you can every know...and, I did miss the announcement of the Green Home winner...boo!! I'm very happy for the lady that won though!! I was very happy to get back to the crisp ocean air & life as I know it!! I'm totally excited about the floor plans to the DH2009....and, to add more excitement, knowing that it has the Classic Country/Farm design!! I bought some lovely wines up in Sonora/Jamestown area...I think it is a Merlot that you would enjoy!! We shall make a toast together in Sonoma...maybe in the DH2009 Dream Home!! Who knows? Have a great day..how are you feeling...you've been in my prayers!! Marie Miller

Dear fcole: To comment on the floor plans...GREAT JOB HGTV!!!! I cannot immagine living in a 3,600 square ft. home!!! Three bedrooms, with 3 1/2 baths, a study, with a fantastic open entry (to welcome all the wonderful bloggers on this cite), having a front and rear covered porch will have the ease of hosting a great party...not to mention the stepped-in dining area with the handy/dandy center-island kitchen. I am in love with the family room with its double set of french doors opening to the covered porch and backyard!! I have always loved a breakfast nook with lots of windows....early morning coffee & the newspaper translates to a calm way to the start the day!! I can't believe how spacious the three bedrooms are upstairs!! And, WOW the master bedroom with a gigantic walk-in closet...finally enough room for everything...especially all my hat boxes!! I would finally have the room needed for visiting family and/or guests!! I am loving the sitting area with all those windows...great for viewing the wine country!!! I guess with a laundry room of this size (upstairs), I want mind doing the laundry!! With a floor plan like these all is needed now is viewing the scrumptious elevation views...I can only imagine absolutely alluring they will be...please fcole, provide us with a video!!! With a wine-country farmhouse exterior I will be in heaven...a dream come true!! A lifestyle that will lend itself to family (my family) close at hand...Sonoma is perfect for this Country/Farm DH09 Dream home!! Thank you HGTV!!!! Marie Miller

its a dream home! u failed us jack, only 3600 sq ft?????? so much for a dream home. AT LEAST 4000 WITH 4 BEDs! The baths are good though, but thelayout does not include a bath on the first floor. this home is not all that dreamy.

house plans are nice, but i agree with earlier posts regarding all bedrooms on upper level, none on main. also the problem with some of the dream home locations is that the real estate taxes, etc. are more than alot of people can afford - even being given the home - would like to have more info on real estate taxes, etc. on each dream home.

Everything looks beautiful and inviting as a home should be. This is finally a location that is close enough to my family that I could dream to live there! My WISH LIST would include a nice stable for a couple of horses to make my dream home complete! I am blessed to have a roof over my head, but I'm so greatful to HGTV for giving this opportunity for someone like me to own a home.

It would be a disservice to the HGTV home if it did not include a wine cellar. Since it is in wine country. Also does this area typically include basements in the homes?
The floor plan looks incredible. I can't wait to see the grounds.

Wow! The plans look great. I love the layout and the deck space is fabulous. I also love that master closet, looks huge! My only concern is two garages, aren't most homes built these days with at least 3 garages?

OR IS "YOUNG FAMILY" A PRE-REQUISITE TO WINNING?...WHAT ABOUT SENIORS WITH TWO BAD KNEES...I CAN SEE MY 87 YEAR OLD MOTHER GOING UP AND DOWN THE STAIRS TO HER BEDROOM...RIGHT!!...HOW ABOUT AN ELEVATOR???...OK NOW THAT I GOT THE WHINNING OUT OF THE WAY...LOVE IT!! WHEN CAN I MOVE IN?

Dear HGTV: I'm sorry to say this, but you are being so unfair to the elderly and disabled in your last DH and now this one. Can't you design a home with a bedroom and bath on the first floor? Just because JT is fit enough to run up and down stairs twenty times a day, doesn't mean everyone else is. DBCoop is recovering....hope you are doing well, dear friend, and welcome home MM. The Green Home was wonderful, but some lucky lady has won that one. Jack picks wonderful locations, I'll give him credit for that. While this floor plan has many great features, 3 bedrooms upstairs with baths and laundry room, the main level is such a waste of space. Sorry I've ranted, but HGTV, please listen to these bloggers. They love you as much as I do. Peace and pleasant dreams.
Posted by Katydid – June 18, 2008 6:39 PM
Maybe the wine room will be attached to the garage. You know how they usually carve out a piece of the garage for a ski room, or fishing room, etc.? Well what if they put a door in the back of the garage and have it be a wine room, facing the patio/outdoor kitchen area (and of course a wall between the car area and the pretty little wine tasting room). Perfect! Also, if they turn the 2 pantries in facing each other and turn one side into a pantry and the other side into a butler's pantry, that would be awesome. Also, please use the under the stairs space for a closet. I noticed there's no closet space anywhere on the first floor. Where do we put a vacuum, mop, etc.? It's all great, but the HGTV audience in general wouldn't be watching if they weren't creative to begin with. Please don't be upset that we seem to be critiquing the floor plans, we home decor fans can't help it. It just comes naturally to us. I can hardly wait to see this place. Could we please have a few snapshots or something to keep us going? Please :)
Posted by Ynotme – June 18, 2008 11:44 PM
To Mike's questions: It is very rare for homes in California to have basements. Especially new homes. Almost all the past winners of the DH have sold. Only a couple of them actully lived in them for awhile. So far, the only ones still with their DH are the current winners...DH08.
Posted by lovelykitty – June 19, 2008 11:19 AM
Well, FCOLE, aside from the inevitable whiner or two, the HGTV DH09 is generating lots of excitement already. You're going to have to be very creative in order to keep up the level of interest and keep the troops happy until we can actually start entering on 1 January 09.
By the way, Marie, Doc says I'm doing great, but getting restless trying to avoid all the usual activities I'm not supposed to do for awhile---definitely no parachutes involved, but wine, cheese and French bread are allowed.
FCOLE, DON'T BE AFRAID TO POST THOSE ELEVATION VIEWS ANY DAY NOW! I can't wait to read all the exterior change requests that will come in as a result. I'm working on my own long list already in anticipation (a potential Design Star in the making)so bring'em on.

Hi A.muse..my blog cabin buddy,
Thanks for also encouraging hgtv to include easier access for those who may need it.
JACK ~~ hgtv/ fcole /sponsors:
Really hgtv/ scripps , you probably don't have no idea who the winner is, only male or female and you won't know what kind of lifestyle or special needs the winner may have.
We all know there is alot of disabled or handicapped people who probably get knocked out of these chances for these homes because there is no easy access for them and it is not fair and it would be very expensive for the owner to retrofit or change these homes. Because they are already heavily taxed and already hard to keep (extremely expensive) for any normal winner. Unless you are wealthy already, So I personally feel hgtv or diy should include an elevator or lift in all of their homes. Especially when it is a multi level home. So hgtv or diy and homebuilders please, I really want to encourage you architects to start considering easier ways to update these dream homes, or any home for that matter, structurally making sure that an elevator or lift could be easily and seemlessly added to the home. Making sure that all new homes can accommodate anyone with any kind of lifestyle need whether they be standing on their own 2 feet or sitting in a wheelchair. There should also be at least one bathroom in every one of these homes with a big enough bath room /shower to accomodate a wheelchair. Make life easier for anyone's life needs. Architects and builders, we all know for those who's lifestyles change physically and mentally and quickly. They already have been through enough. Make life easier, We all could get into an accident become handicapped or get old and we all need all the extra help we can get. And don't you guys get me started on that kitchen. Mix it up in there, Handicapped or physcially challenged people want to stay involved and independent in all aspects of their families lives. You know cooking, cleaning, and tucking the kids or grands in, having fun and enjoying life like everyone else can. Please, guys just keep these things in mind and consider the suggestion. I know it's a sponsored and free gift -taxes. But you are doing it for your viewers and customers & advertising~ right sponsors. That includes having everyone in mind when building the dream homes and the blog cabins. Please make it a real dream for everyone. And if you are not going to do this during the build please include a ready to add package for the winner if they want or need handicap access for their loved ones.
Thank you very much, sincerely Carrie Miracle

Yes~ there is a
1/2 bath on the first floor if you look at the floor plans, look for the study on the left side, it is tucked in between the stair stacks. In the hall, just to the right of the study above the living room. Hope that helps you...

Love the plans, love the location! I'm especially enjoying the new broadband streaming video of several Scripps network shows.
By not having to subscribe to ultra-expensive cable packages that show way more than I want to see, I will save quite a bit per month. Plus, I can watch my favorite programs on my schedule (even if it is 4 a.m.) Best of all, details I really want to study allow me to play a program over & over until I fully comprehend.
Great move, HGTV!

BLONDE: What's it gonna be....your husband or your children? Can't have both, huh? That was a funny post. YLEANNA: Well said....maybe they'll listen. Ynotme: Wonderful design tips for that messed up first floor. Great idea about the wine room. CARRIE MIRACLE: So that's where you've been...on the blog cabin. Glad to see you back. Your idea about HGTV having to provide an elevator or a lift would not be needed if they designed a Ranch. Jack love's to pick a location where he can keep his gorgeous tan. But how about a location where there are truely four seasons....get a tan while you ski, and garden in the spring....and swim in the summer...and hike the woods in the glory of fall colors. Less expensive land with plenty of room to build a sprawling ranch (walk out basement would be nice). Well, now I'm really dreaming. Back to the Present. Bet they're going to build that Farm House exactly as planed, and so they should. It's HGTV's gift to us dreamers.
Peace and Love.

good plan but i dont see couple of things.
1) garage
2) hallway closet for jackets etc..
3) when u have 3600 sq feet of space why only 3 bedrooms? if u have 2 kids then what about guest and parents who live with us?i dont see any room for them.

Love the house. An upstairs laundry room is GREAT. That's where all the sheets and towels are. Hope there will be a wine room above the garage and a great outdoor cooking/entertaining area and lots of flowers. How fun to get to see handsome Jack, Ingrid. :)

My thougts on the 2009 Dream Home are how fantastic, and beautiful the floor plans are. I think that decorating the dinning room will be interesting to see, because of the design of the walls on the plans. After paying the taxes on the house to IRS, the winner of the home can do what ever they want to add on what extra's they need to suit them. If I am a winner I would add on what I need with style. Jack great job keep up the good hard work, and positive uniqueness.

I think that the closets backing the dinning room you refer to maybe a pantry, or two pantrys, or maybe cabinets and pantry or something very interesting like a wine closet or someething we don't know about just yet. let's wait and see.

To Ingrid and BoBo: Is the house right in a neighborhood or is it a little more isolated? Can you tell us how close the closest neighbors are to the house? I am hoping it has a little more privacy than the Green Home.

Excellent floor plan in so many ways. Now I want to put in my requests for "extras". Please, include an out door kitchen. An amazing, out door kitchen, with everything imaginable for preparing and serving meals outside. We have such fantastic weather in CA and this outdoor kitchen that would get a lot of use. It could incorporate a fireplace and a dining area. Another request, a small lap pool or large spa (lot size allowing), would be bliss with the warm summers in Sonoma. If either where covered with a cover that meets County code for the same requirements as a fence that would be great. An pergola between the garage and house would be absolutley charming. A bit of lawn for good old fashion lawn games, ie. bocce ball, croquet, badmitton. Design the landscape with drought tolerant natives and "spluge" with water use on the lawn. Get a bicycle company to sponsor and donate bikes. Fun area for biking. In the kitchen: a double oven that can fit a large turkey. This house has a fantastic dining room, I want someone to be able to host Thanksgiving with out any hassles. On that note, a warming drawer and wine fridge are key. Please, double shower heads in the master shower. That is my extras wish list, for now. You guys are so great with the ideas, it will be and terrific house/home for someone. CAgirl

OH MY GOODNESS!!! Beautiful!! As far as the comments about making the dream home handicap accessible, I'm sure that if someone who is handicap won the contest then hgtv would make the necessary revisions. If the floor plans included an elevator or a wheelchair lift for the handicap then I would assume that hgtv would pick someone in a wheelchair. It makes more sense to pick someone in a wheelchair and add a lift then to add a lift and take it away when someone who doesn't need it is picked. Please don't think I'm being cruel, I'm just trying to think practically

ok, i may seem a little stupid saying this 2 some of u..... but what is the eating area of the kitchen.... i would normally asume a dining room but that's already there..... is it like a breakfast nook or something, eating area/room is definetely not one that i usually hear, obviously, bcas i don't know what it is...... it would be helpful if somebody actually answered this, but i guess ill find out when the 360 tour of the home is released if nobody does......

Good Morning Franklin!! I'm in dreamland this morning...dreaming about the country style dream home with its beautiful white columns lined up around the front porch...all we need are a few white Bimini Adirondack Rocking Chairs to complete the element of relaxation in the midst of wine country bliss!! Ahhhhhhhhhhhh, please join me there...bread, cheese, & wine!!!! And, maybe Jack could film the building process from start to exterior finish.....from ground level to our rocking party on the covered veranda??? Of course our get-together would include Coop, Katydid & maybe Anon? Fun for all in the "Wine Country" of Sonoma!! Yesssssssssssss!!!

I love the idea of a farm house and initally loved the floor plans. After carefully reviewing the floor plan I noticed that there was no garage. Will there be a detached garage with a bonus room above? Or is the garage the basemen floor like the DIY Blog Cabin?
Overall the plns are nice. Would love to see a deatailed drawing of the outside.
Thanks again HGTV for all the efforts put into giving us all Dream homes for a little while.

Dear HGTV Dream Home team,
I love the location and initially I loved the floor plans as well. I mean WOW 3600 sq ft. and its a farm house. Love the idea.
But after serious contemplation of the floor plans and reading the numerous blog comments, I found a couple of missing items.
1. Where is the garage? Don't see one on the floor plans. Is it perhaps like that of the DIY Blog cabin where it is in the basement? Not shown on the floor.
2. Also, I agree if in wine country there needs to be a Wine cellar.
Were these items going to be a surprise for the winner? I can only hope.
Thanks for providing us another great home to "Dream" about for a while until the winner is announced.

Thank you so very much HGTV for giving all of us a chance at winning our Dream. You bring hope into our lives in such trying times. This gives us something to look forward to. I don't know if I will win or not but I am thanking you now for the chance to do so. God Bless and keep each and everyone of you making this available to us!

Great Design. Would like to see following:
Wrap around screened porch that extends minimum of 12 feet from family room and goes around back of house to include breakfast room.
This size of house could use a gas fired fireplace in living room, family room and master bed-room. Last time I lived in california it was nice to have a fireplace in the evening on cool nights.
No wine cellar??? In Sonoma that's a no no.
What is the lot size, Needs to have a nice pool and room for a pool-house for this size home as well as space for a guest house if possible.
Also, in many of your past homes it appeared that there was no space for book lovers to store their book collections. A Library/Music room would be nice.
When will we have more details about what additions are included with the house such as a car?
Thanks

Ah!!! There it is!!! That little half-bath on the first floor is right next to the study! Perfect! That's all anyone needs downstairs. This is a wonderful design. HGTV is wonderful to have these home contests. I love the blogs. Keep up the great work! ~nb

when is the dream home supposed 2 be complete? sorry, but u can't tell too much about a house from just the floor plan.....

Dear Franklin: You haven't posted since June 6th, so I'm guessing you're saving something really special for tomorrow...it's Friday!! And, I know you like posting on Fridays..am I right? I hope you have a video for us showing Jack at the site of our 2009 Dream Home!!! I'm thinking the home is drawing near to having all the exterior finished...are we not going to see a step by step progression (from foundation to framing to roofing to exterior walls)?? I have never been so excited!! I love this home & I love the location...I think HGTV has outdone themselves with this one. Thank you HGTV, Thank you Jack, and, thank you Franklin!!! Marie Miller

Great house plan, now what is planed, for the rest of the property?
Posted by ChrisW – June 26, 2008 4:16 PM
fcole: No new posts lately. What gives? I've critisized the first floor plans, but as Ynotme so aptly put it "we home decor fans can't help it" and her ideas were well thought out. Well, here's one of mine.
Bump out the Study to the end of the Rear Porch. That would give enough room to include a bath with a stall shower and a small closet....being able to call it a Study/Guest Room, and you could still keep that interesting zig-zag design.
I would give up any idea of a super garage, wine cellar, etc, because that could come later, but the footprint of the house is pretty well set in stone. Stone farm house? No, just kidding. I too am looking forward to the exterior pics. Promise I won't be so critical. I know it's going to be a spectacular home and I thank HGTV for this opportunity to dream.

It's far too quiet around here lately. Would someone get over to Knoxville and check up on FC to make sure he's not getting into trouble somewhere.
As for Jack Thomasson, at least we have one, well, actually two, of our own on the ground (Ingrid & BoBo) keeping an eye on DH09 activity to make sure the progress continues.
And, I hope HGTV's not planning on making us wait until Christmas to see those elevation views. How about celebrating July 4th with an unveiling?

Why haven't there been any new post lately. And why is the right side of the screen hidden? Makes it hard to read.

Still no posts from fcole. It must be the wildfires. How devastating. Please, all you folks working on the Dream Home, just keep safe. Nature is playing havoc with the beautiful north California coast. I'll be praying for all those affected by these terrible fires.
Posted by Katydid – June 30, 2008 3:30 PM
fcole: I'm guessing you are safe in TN being advised by HGTV not to post our blogs. My latest research shows that the Bay Area is not so much threatened by the fires, but by a "health advisary" due to the haze from the fires. That means it's not safe to breathe outside, so I hope work has stopped on our Dream Home. I just don't understand why HGTV is not publishing a statement about the situation. Have you no faith in your fans? We just want to keep you guys safe. Oh well, by the time this gets posted (if it ever does) I'm sure all will be explained.

Ingrid & BoBo I have been meaning to say thanks for being our eyes and ears but despite kidney removal I haven't been online much. We dreamers are patient, well at least they are ;-) Can you take pictures? The next time you see Jack? Tell him beachlady says hello. It's okay Ingrid he knows who I am and he may even invite you to see the dream home. Now I'm thing that maybe you & BoBo should walk EVERY day ;-) Just kidding about the walking but serious about Jack!
