Hello and happy Friday! Just thought I'd pop in and answer a few of your questions about HGTV Dream Home 2008 in the beautiful Florida Keys.
On TV this morning, Monica Pedersen said the paint colors would be on the web. I can't find them and would love to know the colors used in the sun room (horizontal stripes).

You can find products used in the HGTV Dream Home 2008 in the HGTV MarketPlace, including furnishings, paint colors, accessories and more. The colors used for those delicious stripes in the second-floor sitting room are Sherwin-Williams Dover White and Saffron Thread.
I wonder how many square feet it is.

The home is approximately 3,500 square feet.
Does the SUV fit in the garage?

The HGTV Dream Home is located near mile marker 87 on the bayside of Plantation Key, next to Founder's Park.
Where are the washer and dryer?

Between the sitting room and the guest suite.
Has nobody noticed? There is no toilet in the master bathroom or anywhere at all on the third floor. How can you design a master bathroom with a huge shower but no toilet!

More than a few of you were wondering where we hid the toilet in the master bath. It's in a small room of its own directly across from that huge shower and bath enclosure.
First-floor bedroom didn't seem to have a closet or a bathroom unless I'm missing something.

Honestly, we weren't intentionally trying to hide the bathrooms. The first-floor bathroom is just outside the kids' bedroom, at the end of the hall leading from the entertainment room.

Just wondering how much land comes with the house, what is the acreage? And would that waterfront be owned?? How much is there??

Is the property part of the Dream House giveaway, along with the house? An internet blog said that at least one of the past dream house was on property owned by a city. Is that true?

This home is absolutely gorgeous - all designers, builders - everyone involved should be proud! My family will enter each and every day, but probably not win - but whoever does - bless them!! I would love to snuggle with my kids in those couches and lounges on the patio!! It truly is a wonderful home for a family - this is a home I could only wish to be invited to! A friend pointed out to me the rules section of this contest,..previous dream home contests included money that I assumed would cover the costs of taking possesion of the home.
If that money is not included in the prize, and as far as I can tell, all taxes and fee's are the sole responsibility of the winner,..just how much would that cost??
Also, there used to be a section on here that showed what the previous owners ended up doing with the homes, as memory serves, only one was able to keep it? Would the winner have the right to sell this one?

What is the orientation of the patio, does it face east, west or ne, nw, se, sw? I would give me a better imagining what windows and/or patio will have sun shining in the morning or afternoon. Your photo show the ocean really great, but what about the sun?

What a beautiful Dream Home! I feel happy just looking at the sunny colors and the spectacular view. (A far cry from dreary, chilly upstate New York.) Thank you HGTV, for a truly lovely and inspirational home!

Thank you FCOLE for answering some of the bloggers questions. I have one: I remember seeing a wine closet but it seems to have disappeared. Was it in a space where an elevator could be installed? Also, would it be feasible to install a dumb waiter if the winner desired one? No heartbreak for me if I won it but couldn't keep it. With wise financial advise I'm sure the winner would walk away with some money. And I'm sure HGTV would at least allow me to walk through the beautiful home As for the decorating: I adore Candice, but her gorgeous decors are (mostly) expensive. I like Linda's more frugal approach: like a few glass vases with fronds cut from the landscaping outside. And if my grandkids were to visit I would take one of the jars of shells and secretly scatter them on the beach so they could go "shelling" and then show me their treasures. Hi to my new friends, RENEE URSO and JESSICA. Haven't heard from Peggy H. or Carrie M. Hope you are well.

Have any of the previous winners kept their HGTV Dream Homes, or have they all sold them? Does anyone know? I should be the winner: beg, borrow or steal, I'd find a way to pay the taxes and keep this beautiful home!! The Keys are a slice of heaven, as all who have visited know, and once again, HGTV has outdone them-
selves! They have THE best interior designer-she always gets it spot on. I look forward to Jan. 1 each year to see the new home,
then am brokenhearted each March when someone else wins, then
am angry when I find out they SOLD it! I'll keep it! I'll love it! I'll

I just have to say this is the most boring and safe decorating job thus far. When I think of florida I think of vivid colors, the reefs, the water, red sunsets etc. Very safe choice of colors and decorating for this house.

I'm not sure about the land that this years house is on, but your friend was right. The house on Lake Tyler, in Tyler, Texas is on land that is owned by the city. You receive a 99 year lease, but the city owns it.

The property question is a very good one! Will the land be subdivided between the 8 homeowners that will eventually occupy the 2 acre lot. Can you also get an estimate on the HOA dues and how these dues will affect the Dream Home winner, since probably none of the other homes will be built by the time the winner is announced?
The "2 acre" lot is "tax" appraised at 1.5 million and the 2007 taxes were 11,966.40 with no improvements. The Dream Home has not yet been appraised according to Monroe County tax appraiser.

I'm a volunteer 'tourguide' of the house.. and I heard from 'a reliable source' that the taxes will be anywhere from $25k to $35k.. depending on the valuation of the home at the time..

Can we visit/tour the house at the location? No pool? And what about the required elevation for flooding during a hurricane. Also the county law says no enclosed ground floors, again for flooding reasons in the event of a hurricane, which is not unusual in the Florida Keys.

This is a heavenly home, i hope I can win this for my family. It is a "dream home". I have a ?, I have been entering ever since the first day, and the instructions stated after the first time entering you would only have to enter your E-mail address ever time after the first,it will not allow me to do this can you tell me why.

In my opinion and for my taste, this is by far the best Dream Home yet. I know it's about 3,500 square feet, but how does that compare to the size of past Dream Homes? It does seem to be smaller than past homes?

It's a beautiful home, but spend 2.2 mil in Indianapolis, and you will have no less than four bedrooms with baths and a THREE stall garage. Yes, I know, it's not in the sun-belt, but you won't be spending one fourth of the money on the land to build it on either! Ahh well, that difference in tastes is what makes the world go 'round isn't it?

on the entry form it says no p.o. boxes. i live in the middle of nowhere in montana, we don't have streets. we get our mail in town in a box and ups just knows where everyone lives. so...what would your like us to put in that space?

Just wondering why you didn't do as well of a job of showing off this home as you have in the past? I have injoyed watching the TV show but this time you passed up a lot of the goodies like the inside of the frige,dishwasher,closets(except for one), the sitting room, does it have a closet and what is the little room you go through to get to the bed? I have a lot more questions but I've never done this before so guess I'll quit for now.

That is a really nice home. There are so many wonderful colors, ideas, textures and design decisions made in the home. My favorite rooms in the house happen to be the smallest ones-- the yellow & white striped sitting room and that red colored entry way. The outside is the best! The architecture and the landscape, and the bay right out the front door-- whoever wins is a lucky person.

It would be a dream come true to win this wonderful dream home. My family's favorite state is Florida. We all live in Minnesota and my father has a lung disease and was told by doctors that he should move there. So my family and parents could all be in this fabulous home together. There is nothing like the sound and smell of the water and the birds in Florida.

OK Luv the house...everything about it . Perfectly fits the keys frm construction all the way to style. but has anyone noticed that this yr. there is no cash prize to help with at least the first yrs. upkeep an finances on and of the DREAM home. hmmmm so that means that there's an 80% chance that the winner would most likly to have to sell with in the first yr....unless it's someone who actually really doesn't need the house and can afford the move or the taxes. oh or it would probably be some well to do's summer home.......hmmmmmmmmm so who would actually win the dream home? someone like me that would have to sell w/in a yr to avoid the high taxes and utilities or someone who'll use it as a summer home? makes ya wonder just how this works!

WOuld anybody but me be concerned that the children are on the first floor and the parents are 2 floors above? For young children this makes me nervous for obvious reasons and for teens this makes me nervous for different reasons. Why was this done?

Why doesn't HGTV actually build a home that the average joe could actually live in? To me it doesn't make sense to basically build a home only a millionaire could afford to live in, basically someone who could of just built the house themselves. Why not at least cover the taxes, or build something actually reasonable?

I can't catch my breathe at the thought of tailing bonefish at sunset...permits cutting the glassy waters of a whiteout day...and bowing to the great silver king, the Tarpon. My family roots go way back in the Keys. It would be idillic to plant some of my own. My husband proposed to me during a meteor shower out by the bay of Pen Key Club, he has since caught 5 more tarpon than me.

The question about the bathrooms would have been answered before it was asked if you look at the floor plan in print. Both have the locations, but not necessary to show in the tour. WC is a WC. Love the house, would love to own and share with my family. Could become the family retreat and yearly vacation spot for the whole clan.

Is there a drawing of the layout? It would be helpful if you could include one in these contests in the future. I don't need details architect plans, just general layout would be helpful to visualize.

VERY disappointed this year. We have watched in years past and always loved the house and the setting. This year seemed more about the interior decorators (oohh, look at this textured throw pillow) than anything else. Nothing spectacular about the house ... no hidden surprises or eye catching features. The fact that it is part of a community and the view while breath taking now probably won't be nearly as impresseive once the other 6 or so houses are built between the Dream Home and the water.
HGTV has lost it's focus.

It made me very sad to read many of the commets on the blog last night. I felt the need to come back today and "blog" my comments. In the world today the journey is about hope. The hope to win the Dream House, or the hope to see another year. When you take that away, or become to critical in life you spoil the journey, and you take away the joy. As a Hospice nurse with my husband at war I need the opportunity to take a few minutes to go to that place to dream. Today it is looking at yet another Dream House, and yes it is very different from so many of the other dream homes, but still it is enjoyable to take the tour and "dream" how it might be for my family and friends to enjoy life at the ocean. If you are taking the time to visit this web site take the time to enjoy it. Peace....

Why didn't you use solar thermal for water heat? Why didn't you use solar electric with inverter and battery storage for emergency backup instead of a IC generator only? What is your water source-is there any rain water catchment? Are you recycling the water-i.e. grey water for landscape plantings? What is the sewage disposal system? What is the "chimney" interior air flow concept-ground floor to cupola (vs. mechanical AC & electric ceiling fans) for cooling? This is a no holds barred dream home, not some tract McMansion. I think you missed the boat big time on a number of issues. It appears that you built a standard home consuming the usual amount of resources, when you really had a chance to do it right, and be a show case for the future.

For those of us who are worried about taxes, will the developer consider taking the house back and selling it? Most of us haven't a hope of living in it, though it is our dream home!
PLEASE, PLEASE, PLEASE build a home that one of your viewers can afford to live in. There's no fun in winning something you love and can't keep. A house for $500,000-$700,000 many of us could get a mortgage to pay taxes and fees. But 2.2 million dollars is far out of reach, even for the rich.
Some have stated on the blog that with the slow real estate market, the home might not sell for a long time, and how could the winner hang on financially if that happened. I probably won't win the home, but one of your viewers is going to have to face these considerations if they do win. So why not put all of us at ease by explaining the taxes and fees that will come due, and the solutions to all these challenges.
P.S. Does the winner have to take all the Ethan Allen furnishings? There's a fair amount I don't like, especially the chairs in the entertainment room.

It certainly is a dream home. You couldn't ask anything more from the location, style of the house and the furnitures plus SUV, I am going to enter the sweepstakes everyday. If I win ( I wish everybody goodluck) my husband would not question me watch hgtv everynight anymore.

I love the house and the decorating is simply beautiful. My only disappointment is that HGTV did not take advantage of the location and incorporate current solar technology to make the home more self-sufficient. Considering the location, solar roof tiles would have been a simple addition and would have make the home a lot "greener".

Thank you for making my dream beach home for me. It would be a blessing to live a dream in this beautiful picture. IT is nice for regular people with regular lives to have a chance to win. All humans have trials to go thru and this contest buts all the contestents on a level field. I love looking at houses thats why my favorite show is house hunters,so even if I don't win it's been a pleasure to see it. Can.t wait for next year!!!!!

Linda woodrum has always done a remarkable job decorating the dream homes why was another designer brought in to do the amster bedroom and be the host of the tour ? Ive seem all the homes done and felt linda could have done a much better job.

I am sure there are a washer and dryer included, but where are they? How about a barbecue grill?
Is it true that the pool shared by all of the other residents will be directly in front of this house and that the view of the bay will be obstructed by a dock full of large boats?
Is it also true that this will be the smallest house the builder includes?
Is the $250,000 normally supplied by Lending Tree available this year?
There were many, many negative comments that I would like you to assure us are not true (like there really IS a master bedroom toilet). Maybe you could also tell us the purpose of the children't room on the ground floor and the parents on the third floor, and why you would even have a first floor with no bathroom?
I thought this was the worst panaramic view of the house ever, it does make it look small and choppy, what am I doing wrong here?
What IS available in the "Breakfast nook," microwave, toaster, coffee pot, small fridge and small sink?
The balconies look VERY SMALL in the current panaramic view, can you improve this photo? Are screens being added to the porches (that could not cost much).
I assume the lady who did the decorating this year is new to you, as well as the people who selected the site. Possibly you may want to rethink this for next year.
Some commments would sure clear things up, assure us that this is not as bad as we think it is.

The house is beautiful but I am very surprise how small the kitchen is! Nowadays, the kitchen is the most important room of the house. Take note designers on 2009 Dream House, kitchen should be "WOW". It wouldn't be a Dream House if you can't have a Dream Kitchen.

I'm just wondering if there will be a cash prize this year... In the past, winners have won cash to help offset costs of taxes so that they could keep the car, etc. Are there no sponsors willing to put up the cash prize this year? If taxes are due right away (?) on everything, I don't see how someone could keep the car without the cash prize... Of course, anyone who isn't wealthy would have to sell the dream home, and would make a nice profit even after paying off taxes (then again, homes don't always sell instantly, and I imagine one could end up in a tax jam). Anyway, I'm just curious... I haven't been able to watch the show yet, so maybe a cash prize was announced. Anybody know what the situation is?

this is my second time leaving a comment,hope thats ok...my 6year old grandson who lives with me ,seen the dream home when I was entering, he fell in love with this home.He loved that it was on the water (grandad has a boat) He picked out his bedroom, and wanted to know if my shower in my new masterbath would be good for my back.He has a spot where he wants his pool.He really has me laughing,he doesn't really understand this is a contest. he just knows he's getting a new room.

The home is simply beautiful! On the TV special it was mentioned that the home sleeps 10. How is that possible? (Is the couch in the living room a sleeper sofa?) Also, are outside shutters functional in case of a hurricane? What a blessing to win this perennial vacation home. We'll be in Florida in February '10--too bad not '08 to take a tour in person!

How wonderful it would be to wake up each day to the sights and sound in such a beautlful house and locaation. Daily when my five-year-old and 19-month-old goes to sleep, I sat down to take the tour of this Dream Home. I lived in a rent house all my life. My mother lived in a rent home whole life and passed away in 2006. She always dream for me and payed that My daughters and I get every wish come true. This is my dream home because I can only dream of such amazing, mind blowing, precious home. I want to give my daughters every peace of the world. But unfortunately, we don't have a car, no bed (We put blanket on floor and sleep on it), no computer (I'm sending this from a friend's laptop, which he landed me for a some time). My older daughter "AIHBER" is gifted. She's smart. When she watch me crying, she understand and never asks me for anything. It breaks my heart. Daily I pray to God for a miracle. If we win this beautiful home, I'll be happy that my daughters are happy. Just need our own home sweet home.

I want to know what you were all smoking when you designed this home, it is not child friendly,who wound put a childs room on the first floor w/o adult supervision, by the water? it is not for seniors, it is not for guests. who want guests and not be with them. the outside colors looks like something from hill billy row. The lot looks good-every year I have followed your homes, and every year you get more disfunctional- how sad you waste so much time and space and then advertise it as something special

The different color schemes in each room are what makes this home so unique. I would never tire of it with so many colors. I was surprised at how much I loved the parakeet on the guest room walls since it was a color I didn't expect. And the corals are wonderful. The watery blue in the master bedroom makes me want to curl up in bed with the Elvis book I saw on the nightstand.Even the garage is pretty, and the fishing closet a big plus! Designers, you can be proud!!!!!!!!!!

All of the Dream Homes have been spectacular and I would be thrilled to have any of them. That said, because they are such fantastic homes and quite expensive I have a question. Of the homes that have been won over the years, how many of the winners were able to keep those homes.I can undestand that unfortunately perhaps at least some might not be able to afford the income tax, or the real estate tax yearly. Just curious....still I sure would like to win!!

This is the best house you have done and the best location. When I was younger I was able to vacation in Key West 3x with my parents and family. My family has fond memories. It would be great to be able to return to keys but a a home owner and bring my retired parents! Good luck to everyone.

As for the land that comes with the house, I imagine that it's not much. The house is actually part of a planned development that will eventually consist of several houses all set fairly close together. There is to be some common ground in the center, I believe, and also a pool. As for the property taxes, I think someone said before that annual taxes for this house are about $15,000 a year. If you go to the Islamorada site, given somewhere else here, you can see what the entire development is supposed to look like when finished.
One question I have is whether this is a gated community? On the television program, I saw a gate that had to be opened to access the property, but I wonder if that will stay?

Has anyone considered whether this home can withstand hurricane conditions? As someone who lives on the East coast, and hears way too many stories of tragic outcomes following Hurricane season, I would think that all materials used to build this home need to comply with Hurricane standards. No one wants to live in a home that can get easily wiped out, especially so close to the shoreline.

What a wonderful house. Its amazing how many technical questions are asked about this house. Guess those questions never really matter to someone who has never had a place to call a home per se. While I love the new Dream House - being from cold Michigan, living on a tropical beach has always been my family's dream - I was very sad and concerned that Lending Tree is not a sponsor this year and there is no big check to help w/the capitol gains tax, property tax, insurance...etc. It will be very difficult for the winner to afford this house. I would love to win the dream home but the taxes (property and sales) would prevent me from keeping the house. I'm sure this has been a problem for previous winners. It would be nice if HGTV could give away $$$ in addition to the the house to help pay for those expenses. Cut back on some of the frills, like the dog house. Many of us dreamers are cat people anyway. So if you must put a dog house on the property, make it big enough for a husband, who might have to use it once in a while.

While it's wonderful that you build such beautiful homes, it feels like you have lost sight of who your key audience is on HGTV. Most of your shows are geared toward "do it yourselfers" - affordable things to make your house a home. Many have asked about the money to pay for upfront expenses. I assume that there won't be 250K as in previous years. Please provide some of the associated costs with the home. Thanks!

I don't know if this has been discussed. If you go to the developer's website www.theshoreislamorada.com, you'll see that the other houses being built are going to be crammed all the way between the "dream" home and the water. That's what's going where the sandy area is on either side. There won't be much of a view left, and the "view" you will have (straight ahead) will be of the community pool. I hope I win so I can sell this and build a real "dream" home where I'm not surrounded by others. Thanks but no thanks!

I think any person with young kids would agree the kids room on the first floor with the master on the third doesn't make since. I think the guest suite should've been on the first level and the kids room on the second floor.

Being from the gulf coast and having to deal with the insurance companies after our house was destroyed by hurricane katrina, the main question that comes to me with this house located in the Keys is how hard is it to get insurance on the house to cover for hurricanes? Our insurance never paid a dime on our house because of the loopholes about storm surge versus flood, does florida have this same issue?

I just wanted to say it has always been my dream to live in the Florida Keys. I am a 4th grade teacher in Dallas, Texas and this would make all my dreams come true. Everyone that is close to me knows that is all I ever talke about is moving to Florida. I have never been fortunate enough to visit it just has always seemed to be the ideal place for me. I am a single parent who has gone through a lot in the last year and this would really make my son and I very happy. When I am home my television stays on HGTV. My three year old son even loves to watch HGTV. When we are at home he is always pretending he is building something like one of the " Big Men " he sees on T.V. This would be an awesome dream come true for my son and I. We have gone through a lot, but you know what, this would make it all worth while. My entire family thinks HGTV is awesome!!!!!

I'm not thrilled with this house this year...a vacation home should have 5+ bedrooms...I count only three and there is no tub (shower only) in the guest bedroom. IF anyone was able to afford this house, they would be having lots of relatives and guests visiting.
Kitchen is TOO small...and why is the fridge in a closet?
Too much square footage devoted to master suite...and not enough to family living and guest space.
And it seems that there is no real "yard" with this house...

I thought the dining room light over the table was such a wonderful idea. I was wondering if I could get the manufacturers name and also the dimensions of the light..Using an outdoor light is very imaginive..Love the whole concept. The Florida Keys are so beautiful..What a pleasure it would be to call it home..

The sad thing is the winner immediately owes 35% of the value of the home as income tax. Almost every winner has had to sell for that reason. It's too bad HGTV doesn't get wise to this and allow the winner of the contest to buy the home for a $1. Then the taxes (as capital gains) won't be due until the person sells the home. If they live there for at least 2 years I think those taxes would be avoided to some degree. HEY HGTV- HOW ABOUT THIS IDEA?? GIVE THE WINNER A CHANCE TO KEEP IT????

Tyler 'Dream Home' fetches $1.3 million at auction

TYLER, Texas — A 5,500-square-foot lakefront home awarded in the Home & Garden Television "Dream Home" sweepstakes in 2005 has sold at auction for $1.3 million.
Rick Mullins of Dallas won the one-acre property on Lake Tyler after bidding began Saturday at $5 million. The tax-assessed value of the home is $1.85 million, according to city records.
The original winner of the house, Don Cruz, said he put the home up for auction after he couldn't keep up with steep income and property taxes. Many other "Dream Home" winners in previous years have also been forced to sell their prize because of the financial burdens of the lavish properties.

I share with others the questions about property taxes, HOA fees, insurance costs and availability, and lot size and ownership. In addition, are their local ordinances or covenants on the property that limit its use as a rental property.

The way I read the rule about entering once a day is that if I have 3 valid email addresses, I can enter once a day for EACH email address. Is that correct?

i thought that florida required houses to be built on "stilts" near the water. also, with global warming, how many years before water reaches the house? dumb place to build a dream home. hurricanes. rising oceans.

I keep seeing comments about what the taxes, etc will be on the dream home. Here’s what I have determined from the rules, other comments on these blogs and my own research.
According to the rules on the HGTV website you will be responsible for:
“Real estate transfer taxes, deed recording charges and closing costs, if not the obligation of the Developer pursuant to an agreement with HGTV (the "Home Contract") to acquire the home, shall be the sole responsibility of the Grand Prize Winner, as will all current and future real estate taxes and all other taxes, costs, fees, and expenses related to the maintenance of the house commencing as of the date the Grand Prize Winner accepts the Grand Prize. Title insurance and homeowner’s hazard and liability insurance shall be the sole responsibility of the Grand Prize Winner.”
Other Taxes means Federal and maybe even State Income tax you must pay on the fair market valve of everything you win – which includes the house, SUV, furnishings, etc. (no cash this year) In the rules on the HGTV website it states: “The Total ARV (actual retail valve) of the Grand Prize in this Sweepstakes is $2,206,500.”
According to IRS publication 525 the fair market amount has to be added to your Gross Income. Not sure if the ARV and Fair market amount would be the same. This amount will be on your 2008 taxes which will be filed in 2009. Using the 2007 tax rates and assuming you file as “married” you would owe income tax of $94,601.00 plus 35% of the amount over $349,700. This means you could owe as much or even more than $773,706.00 just for Federal income tax. In the state I live I would owe another $102,137.00 for state income tax. The income tax will have to be paid regardless if you keep it or sell it.
Then you have to have insurance on the house before you can stay there for even one night. Other comments from people who live in Florida have said the insurance would be at least $30,000 for a year.
Then of course you’ll have to pay property taxes also. I searched for houses for sale on Islamorada and found a $1,000,000 house with yearly taxes of $5100. Since the dream house is $2,000,000 I’m assuming the taxes would be at least $10,000 a year.
If you want to live in the house you could take a $1,000,000 mortgage to cover the income taxes, etc. The monthly payment for a 30 year fixed loan could be around $7,000 depending on interest rate and your credit rating.
They will be 7 other houses built between the dream house and the ocean. Check the builders website http://www.theshoreislamorada.com. There will be a shared swimming pool and common area. So this means there will be an additional monthly Home Owners fee. The website doesn’t say what it will be.
On the MSNBC website there is an article about the 2005 Dream Home winner trying to live in the house and here’s what HGTV said:
HGTV spokeswoman Emily Yarborough emphasizes that the network still doesn’t expect winners to actually live in the Dream Home. “He (Cruz) is not losing money”, she said during an interview on the patio of the (2006) Lake Lure (Dream) home. “It’s just his idea of the dream is wrapped up in that house. Whereas our vision of the dream is that it enables you to do what you want to do.”

This is a georgous house and the views are breathe taking!! I work now, I was wondering why the tour of this home is not in the evening so most people who do work can watch this. I have been looking and waiting to see it on HGTV..

taxes alone on a house of that size AND in a area of the country that has a cost of living thats 4 times as much as any other place in america would make minimumwage workers commit suicide.
